Its naive to blame the developer for a project not "starting". The amount of work involved prior to construction can take longer than the actual construction. All the final plans etc have to be done now in exacting detail [and tendered/costed] so it can being offered to the buyers/retail t...

Maybe if any of the major work promised for Victoria Park was actually happening it would give me some confidence on this one..... On this proposal I think they should plan ahead and have either the roads underground so it is a true square for the people or at least consider an underground carpark -...

The thing i assume is that with the coast to coast light rail plan is for there to be no more trains on the track from the city to Grange/Woodville/West Lakes/Port Adelaide/Outer Harbour etc....is this what the forum understands?

Maybe not, I read I think in this forum that the long term plan maybe for the train line up from the city to the Bowden station to be ripped up stopping the bottleneck opp. the Clipsal site and thus no doubling of track.

Prob. no big deal but the big Oz flagpole will have to be moved. I also heard if they bought the Raptis site that it could turn down Gibson St or another option is even Chief St further down. This would also lend itself to a stop closer to Hindmarsh stadium.

Why would or could the building even start considering there has been no marketing for the apartments or retail? Until there are firm pre commitments why would the banks lend the money or the developer want to start? Construction is really the final process. Allow 6 months after sales/leasing target...

I actually doubt that any bank/financier would lend the money to build unless there was at least 60 - 80% pre sales of apartments and significant retail commitment. I also doubt that the developer would want to start unless they had this anyway [unless they had so much confidence to just go ahead an...

The developer will be the one that stands to lose the most, not the bank/financier [the bank takes their money back first and may only lend say 65% of the end value, so they have far less risk than the developer]. I think that you may also want to consider that Makris has said on numerous occasions it will be like nothing like Adelaide has seen before so it could potentially be done more as a final landmark vs purely a cost/benefit exercise. Actually the ATO is not a legal entity [the tax office is within the portfolio of the Treasurer of the Commonwealth of Australia] so they cant own property per se anyway but hypothetically the entity the govt sets up would be entitled to claim the interest [ie a company like the LMC] .
