haha... actually, if you look into it by legal definition, a palm tree is cannot be classified as a tree because it's technical definition is in fact a type of 'grass'.

If the developers did their research, they could have won that fiasco.

why not put the new hospital where the entertainment centre is = good transport connection

and put convention centre / casino / hotel / fnb / retail / sporting / public space, etc etc over the railway yards to make it a mixed use inner city destination.
