[COM] Re: Festival Plaza Incl. 115m Tower | $800 million

Re the comment "Ghost Tower".. If there is no demand for office space, then why would Walker Corp be planning to spend hundreds of millions of dollars on a development like this. Adelaide does have the highest office vacancy rate in the country, though so much of it are old and run down o...

[U/C] Re: M2 North-South Motorway

Not a strong rumour, it’s actually happening. They need to widen the road corridor beneath the overpass to accomodate the massive corridor for the motorway ramps and tunnel portal. You can see the sheer scale on the interactive T2D map. The Marion/Cross Road overpass is going to be built at the sam...

Re: News & Discussion: Adelaide Airport & Airlines

As someone with family in the South Island of NZ the one on this list that really annoys me is the lack of direct connection to Christchurch. Air NZ, Virgin or Qantas could do it easily with a new A320 or 737 if they wanted to, and a direct flight would turn a direct trip between Adelaide and Chris...

[U/C] Re: Ovingham Level Crossing Removal | $231m

It was foolish and short sighted of Government to think they can build the Northern Expressway and not widen main roads feeding to and from it. Agree with this. Combined with the increased residential developments occurring closer to the Northern Expressway, Womma and Curtis Roads are going to need...

Re: News & Discussion: Adelaide Metro Trains

It would be difficult to justify reinstating the Dry Creek to Osborne rail service given the lack of remaining rail corridors that have not been dismantled. The Rosewater Loop is disused and currently being ripped up, and at Dry Creek the line would have to cross the existing ARTC line to reach the ...

[U/C] Re: Central Market Arcade Redevelopment | 130m | 39 levels

There's definitely demand for new office space in the Adelaide market as indicated by how little space is left in 60 KWS or One Festival Tower, but this is not the right or most convenient location for a new office building. Most major businesses want to be north of Victoria Square if possible, as t...

[COM] Re: 52-66 King William Street | 65m | 15 Levels | Southern Cross Arcade

One of the biggest problems with smart destination control style lifts is that not everyone taps on to the control panel, which results in the lifts constantly underestimating the demand. Classic case is when a group of coworkers walks back into the building, one person scans to get the lift, and th...

Do you think they are for this second tower? And if so will construction start quickly? I’m assuming they’ll have li is tenants for it Pretty certain the columns are for the second office tower. Having undertaken structural design of other high-rise buildings myself previously, the size of the colu...

[PRO] Re: Masonic Lodge | 183m | 37 Levels | Mixed Use

The fact there’s three 115m+ buildings (including Adelaide’s tallest) all within about 200m kind of undermines their argument that it’s inappropriate for the area. Also, Mr Simms’ comments are tedious and misinformed. And even if Keystone is built, it will still be partially obstructed by Yugo and ...

Looking at the plans, it make senses why the building is only 37 levels for 183m high. The first few floors correspond with the existing Masonic Lodge which has ceiling heights of around 10 metres per floor! The lowest hotel floor at level 13 is already about 90m above ground.

Those columns next to the construction office look quite large - definitely sized for a major office tower and not a 3 level plaza building.

Given the SA Government requirement for Parliament House to be as visible as possible, the height of the lowest few floors are likely to be very high to allow for this (also reflected in the early works in the basement which are probably structural modifications to suit), so there is a good chance t...

Re: News & Discussion: Adelaide Airport & Airlines

The master plan definitely indicates the third runway would most definitely pass Tapleys Hill Road, but would also much encroach on the business and terminal district. I don’t think it’ll be a small runway by any stretch of the imagination. “Land is reserved within the Runway, Tapleys, Terminals &a...

And go around the Lofty Ranges from Mur...
