Re: Infill Developments | Metropolitan Adelaide

$45 million for 90 dwellings on the KFC / Hungry Jacks Everard Park site, sounds like a massive amount to build 90 apartments, the average price would be less then the build price, plus HJ's and KFC are earning a lot of income in this location, why demolish them and build a development that will lo...

I would have thought that for Adelaide's premier Transit Oriented Development something like Subiaco Station would have been the bare minimum.

[U/C] Re: Penfield Eyre Village Andrews Farm

Rev, cheap Greenfield housing is one of the great myths of our time. The low upfront cost to purchasers has only been historically possible because of the mammoth hidden subsidies provided by State and Local Governments. Read the following DPTI commissioned report and you'll never advocate cheap Gre...

Re: Bowden TOD | Developments & News

Thanks for posting Norman. This has obviously been designed by Civil Engineer's with design input limited to the entrance canopy. This is a really poor urban design outcome without any input from Landscape Architects. The footpath on Park Tce is only about 1m wide which is pretty nasty next to a 6+ ...

Re: Crane Counter: CBD 9 | Metro 6 | Total 15

What is concerning is the rate at which the other cities are growing in comparison to Adelaide. The national relevance of Adelaide (and South Australia) is steadily diminishing making it harder to attract head offices and hence investment capital. Below is an extract from a table from http://blog.id...

[U/C] Re: PRO: Northern Connector | 14km | $1b

Lets say there are 2 people who apply for a job, only one of whom is competent and the other is not competent but is Aboriginal/from the northern suburbs. This leads to 100k+ of waste, and if this person is put in an important role such as project manager, the result could be far worse.' Conversely...

Stamp duty concessions are in the order of $15k at time of purchase only. Tax deductions on a hobby farm or beach house can be $100k per year or more.

Re: The Federal Politics Thread

What, and the beach house, micro winery and hobby farms just appeared by magic? No they are physical infrastructure requiring builders, electricians, plumbers, architects, council planners, rubbish collectors, service station operators, country IGA checkout operators, bank tellers, machinery agents...

Re: The Federal Politics Thread

Negative gearing is also used by many rich people to offset the costs of their hobbies. A lot of beach houses, micro wineries, hobby farms for example are set-up as businesses with small commercial arrangements that are never expected to come even close to returning a profit. The owner then gets a v...

Compare the carping and questioning of the details and the implication of a political stunt in SA, then I open the West Australian at lunch today, and out falls a glossy brochure, talking UP WA's contribution to the subs and warships and the billions in maintenance contracts to flow in WA and pages...
