Even if a group wanted to take the risk and develop speculatively, they would not be able to get the funding to carry out the job. I am aware of the sale of several investment properties here and interstate that have fallen through due to purchaser's not being able to secure finance. Just to reitera...

Do you want to put that in to context or is that for every single development in the cbd?Shuz wrote:It should be compulsory for at least 2/3rds of the ground floor area to be occupied by retail tenancies.

Re: [Rant] "Bulk", by itself, is not a suitable goal.
I couldn't agree more! The only thing I would add to this rant would be my complete "fed-up-ness" in the 374-400KWS thread of people continuously saying "this pic shows just how big this is going to be", "this going to be quite the beast", etc, etc... I think we all are...

Re: Retail brands / choices in Adelaide
I know for a fact that Aldi have been approached on a number of occasions to open a store in Adelaide/SA, however they repeatedly said that they have no interest in having a presence here. I currently shop at Coles at Castle Plaza and cannot get over how limited their product range is for such a lar...

Re: Makris Encounter Bay dev't
It should be down-graded into a homemaker centre and small shopping centre complex including a supermaket, maybe a discount department store and a few specialist stores. I know Victor is growing fast, but this current development is just ridiculous and will kill off the local town centre. Is that b...

Re: Makris Encounter Bay dev't
Having now read the majority of the PER, I don't believe there is a more appropriate site for this development. Why? 1) Professional property consultants have carried out significant investigations into the suitability of alternative locations 2) The sheer size of this development precludes it from ...

How do people propose Makris moves this thing closer to the town centre when he doesn't (to my knowledge) own land closer?

Quote from a newsletter I receive: "Satisfac Direct Credit Union is close to finalising a lease commitment for around 2,100sqm of 'A' grade office space in Adelaide. A spokesperson from the company confirmed that it intends shifting to the new 400 King William Street development. If all goes to...

Hate to say I told you so! This would have to be the most logical location for this project. Yes, there are issues that will have to be overcome in terms of land being acquired at market levels, but it is also possible that the State Government JV the deal with Stokes, which would actually work out ...

We should expect to see many more planned development sites come on the market in the coming months as owners are forced to sell due to mounting holding costs... I am aware of 1 on the market at the moment (2 King William Street) and would say that there will be at least a couple more before the end...

It wouldn't hurt to wait until this project is actually completed before worrying too much about matters like this...
There are still quite a few works to be carried out to the north which will greatly assist in blending the building in with Victoria Square.
