[PRO] Re: 237 Grote Street | 95m | 27 Levels x 5 | Hotel and Apartments
It's a hugely ambitious development in an area that doesn't offer a lot except the nearby schools. It also doesn't really fit in to the local area of very much low rise buildings. I wish them all the best though and hope to see it go ahead. It's only a 700m walk to the Central Market and Gouger St ...

[PRO] Re: New Adelaide Aquatic Centre | $135M
I quite like the interiors. The main thing for me though is the layout of the centre, particularly the change rooms relative to the pools.
I agree about the outdoor pools. I prefer indoor pools even in summer, but I accept that they'll probably be popular with most for 4-5 months of the year.

Re: News & Developments: Bowden TOD
Hearing chatter that the Sentinel development, the build-to-rent project on the lot bounded by Third St, Gibson St, Second St and Station Place, will significantly underdeliver on promised retail space. Despite having a requirement under the urban design guidelines, I've heard there'll only be a sma...

Re: News & Developments: Bowden TOD
I believe the building was all rentals, entirely owned by Toplace, which collapsed into administration a few months ago and the owner became a fugitive.

Re: Thebarton Brewery Site Redevelopment
Very much an unsolicited vision, but Architectus have done a concept for Thebarton (brewery site, but also extending to South Rd along the river, and down Port Rd to the Coke factory) as part of their Design Charrette. https://architectus.com.au/latest/charrette-15-designers-aim-to-redefine-and-rewi...

No, corner of Gibson and Third St (where V2 Fit currently are). Looks really good! Nice podium with the double level F&B tenancies, and will have views diagonally over Bowden Park. Only thing I'm not sure about is the parking stacker — maintenance on those can be a real drain on the strata budget.

Re: News & Discussion: Adelaide Metro Trains
Is there expected to be a new timetable in place soon now that all services are electric along the Gawler line? Yes, once all the active crossings have been turned on, because trains still have to crawl through those at 25km/h. Apparently this will be done by the end of the year. I really don't kno...

Re: News & Discussion: General CBD Development
Office or residential would be a waste of that location. A cultural use would be ideal, something that attracts a lot of foot traffic and can connect Rundle Mall with Rundle St. Concert Hall is good, or even an alternate plan for Adelaide Contemporary?

They did spend a lot of time and money to get this proposal approved and in the process changed the flight path and height limits. People don’t go to that effort for shits and giggles. I would say it came down to economics and the fact the developer is Chinese and they are having a tough time in th...

Re: Thebarton Brewery Site Redevelopment
20 per cent affordable housing is too low a dividend for this level of state investment. We need 30-50 per cent. Also I'm probably alone, but they've mentioned keeping the Torrens xmas garden as is, whereas I'd rather hoped they'd reimagine the whole interface of the river with the precinct. I agre...

And the shadowing isn't even that much of an issue. The main building scales down quite dramatically at the rear.wilkiebarkid wrote: ↑Fri Sep 22, 2023 9:32 pmOnly in Adelaide. As a city in desperate need for a major increase in available affordable housing we get decisions based on shadowing! We are a national joke.
