Yep. Big site too. Basically a demolish and build anew site. Can't imagine the existing building being re-tasked.

What a classic example of creep zoning (boxing in and disproportion between the 12 storey zoning and the heritage zoning). Agree with the beach bar. I've thought similar many times. An issue to consider would be the bogan-coefficient which was a trigger for banning of drinking all along the metro coast.
