Sporting facility or Hospital???

Another article in todays Advertiser!

Personally, i think i world class sprting venue is the primary choice here for that site. What do the rest of you think??

AN INTERNATIONAL-standard sporting facility would be ideal for the Clipsal site at Bowden, according to the head of Sport SA.

Plans are under way to prepare the 10ha near-city site for redevelopment after it was announced this year that the South Australian electrical manufacturer would relocate its head office and process staff.

Colliers International has been appointed to sell the site and will be working with commercial property consultants McIntyre Robertson Scarborough on the project.

Sports SA chief executive officer Jan Sutherland said it was the ideal opportunity to construct a major multi-purpose sporting facility for Adelaide.

"If we are ever wanting to look at a Commonwealth Games bid then we need a big indoor facility which could cater for various sports," she said.

Industry sources have estimated the site would be worth about $50-$80 million, depending on contamination levels and what purpose the site was purchased for.

Colliers directors refused to comment on potential plans for the large land parcel.

Both Opposition Leader Martin Hamilton-Smith and Adelaide City councillor Anne Moran have told The Advertiser the Bowden land should be considered for the proposed new Marjorie Jackson-Nelson Hospital.

"It is a prime piece of real estate which the Government should put careful consideration into," Mr Hamilton-Smith said.

Urban Development and Planning Minister Paul Holloway refused to comment.

It is understood the site for the new head office and manufacturing facility is expected to be finalised by August, with the relocation to occur by mid-2008. Simon Gerard was not available yesterday.

A sporting facility would require an expanded North Adelaide Station, but it could work.

The hospital should be relocated here, hospitals do not belong in the CBD - and a sporting venue would be put to much better use on the railyards site - aka Telstra Dome, Melbourne - where sporting entertainment will bring vibrancy and create nightlife for the CBD.

Why don't hospitals belong in the CBD?

In addition locating either the hospital or a sporting venue here would not add to the vibrancy of the CBD, as this site is in the suburbs, and I cannot see people walking over the parklands at night to reach the city. This site is close to Hindmarsh Stadium and the Entertainment Centre. I have attended functions at both venues, and people do not walk into the CBD. Instead they walk to their cars and go home.

Both the MCG and TD are at least 1 to 1.5Km away from the CBD and people walk, to either Bridge road Richmond or the city from the G or to the city or docklands from the dome. Ive walked from the G to the city many times, and with we are a bog load of people that do exactly the same as me!

The difference here is that infrustructure was put in place (ie public transport, city circle) as well as well lit wide walkways for people to walk into the city.

I wouldnt walk through the parklands as they are now, because it is dark and there is an element of danger involved in doing so. However, if the parklands were re-vitalised with large well lit walkways, walk bridges to get you over main roads and rivers and public transport (tram via either port road or war memorial drive) you would find that people would use it.

SPOT ON momentkiller ... would prefer hospital NOT to be on railyard site so Clipsal sit far better .. Government says hospital at railyards would bring with it vibrancy, cafe's etc and create nightlife for the CBD .. you got to be joking .. hospitals give me the creeps .. a sporting precint would serve this far better ..

Hospitals a short way out of the city is good i think .. if the city is holding a major event or road closures due to this then at least access to the hospital wont be restricted. Unless we all have helicopters!!!

I know we shouldn't always compare with Melbourne .. but I think the Telstra Dome example is perfect .. have been to both Tard Dome and MCG and both are perfectly located that it encourages you to stroll back into the city .. hit a pub, cafe, casino, Fed square, talk about the game .. INTERACT for farks sake .. not go home and watch youtube, locked in your bedrooms!!!

What's wrong with this country and state that it is not encouraging people to get out amongst it .. look at Europe .. Piazza's and squares everywhere .. its fantastic!!

Read my post again. Very carefully this time. I think you may have skimmed over the structure of the sentence, and based you conclusions on something you thought you saw.

I think the clipsal site would better be suited for medium to high density housing and maybe some office space too as it is so close to the city and right next to a trainline. The next hospital is ONLY going to be built

over where the rail yards are now. there is enough space for a sporting venue nearer to the morphet street bridge and this would be alot better for such a development because its right in the city. cheers.

This is a misunderstanding. The only comment or question i directed at you is 'why don't hospitals belong in the CBD'?

The rest of my post was my general opinion regarding the theme of the thread. That is why it beagn with the words: 'in addition'.

Ahhhh.... I withdraw my statement. Apologies for the misunderstanding.

I just believe that medical institutions make no contribution to the basis of activity in the CBD - which is percieved as an area of work, play and living. Patients are cradled to hospital beds offering nothing to the CBD economically, and the small portion of staff do little as well. They are 'resting' facilities, an area to visit the sick, not an area that is a tourist attraction, or a business . I'm sure that most people would rather travel to a hospital that is convieniently accessible, and in an isolated location, offering nicer environmental surrounds and a quiet environment - which the city most certainly does not provide.

The Clipsal site fronts parklands (environmental surrounds), is not smack-bang in the middle of suburbia (aka QEH) and is next to three major transport corridors - Port Road, City Ring Road, and the train line. Its location is fitting for its needs.

A stadium, or sporting venue comes with entertainment value, which generates economic revenue in itself, and much more if directly accessible to businesses nearby - The railyards site offers this potential, being in the CBD which will see implications on a scale comparable to the MCG and Telstra Dome.

Will, your point does make sense, the site is too detached from the CBD to contribute any economic revenue for it.

Developing the area into housing is an option. Building an aussie rules stadium closer to the Morphett Street Bridge is probably not feasible because of the lack of space. Another form of sports arena may be OK though, but my preference would be for a bus interchange. The hospital down on the railyards has also a major problem, airspace. Not the building itself, but the emergency helicopter will be affected by flightpaths to and from ADL. If this can't be rectified the new hospital should be built somewhere else in the city square mile or on its current site in a redevelopment. With the ACC aiming to bolster the population in the square mile a centralised hospital would be ideal, and so would a sporting venue and other entertainment venues with an improved transport system. My opinions anyway.

Having a sporting stadium at the Clipsal site in Bowden would not benefit the Adelaide city much at all in my opinion. Like Hindmarsh stadium and the Entertainment Centre it is just a bit too far away to make an impact. People drive to Hindmarsh, and after events you don't see people flocking to the cbd. Whilst Bowden may be a conveniently sized site for a venue it seems no better or worse than having a Stadium at West Lakes. It's suburban. It would never impact the city like events at Adelaide Oval do. The parklands sort of section off the city from it's surrounding suburbs, there is no overflow from one to the other. It's another topic which I wont dwell on now but I've always wished Adelaide's parklands were seperated ito individual parks, even if we had the same overall volume of land dedicated to parkland space, but giving us some areas of continuous flow into the suburbs. And with regards to the Bowden site, it is not only divided from the city by parklands, but by North Adelaide too. It's just too far from the city.

(Edit: I was too impatient to make my post I hadn't yet read Will's post which I totally agree with obviously as we'vre made the same point)

I'm a fan of a sporting arena next to the railyards site, as many here are, but I don't think the hospital project will turn back now. So I am going to put another suggestion out there. Convert the Clipsal site to parkland and put a stadium somewhere along the west parklands. Could it work?

If not, or maybe in preference to that idea, maybe even replacing/redeveloping the Santos Stadium. It seems a bit unjust that such a small capacity stadium used for such minor spectator sport should occupy one of the prime and most ideal locations for a sporting venue. There is existing public transport right there. Ok, maybe a train station would need to be built but it would be so easy.
