There is a better render in the city messenger if anyone has a scanner. It shows it from Wakefield St and actually looks pretty slick.

It is baffling that they are going for 5 green stars yet the north facade almost entirely consists of a blank concrete wall.

They are probably intending on building being built behind it. I'm not sure what CC1 excuse is...

CC1's excuse is to keep the building cool and less reliant on airconditioning.

Wakefield St are building to the northern boundary which requires the wall to be fire rated.

CC1 probably built right up to the West boundary. However the West wall has the highest summer heat gain so it is good practice to put all your services on this wall. The North wall gives you the bast access to winter light and heat whilst being easiest to control the summer heat making it the most important facade when designing any building let alone an energy efficient building.

The need for a carpark as part of this development is a result of the govt's failure to control the city's urban growth boundary, develop decent urban consolidation frameworks and develop an integrated public transport plan.

Yeh, I'm liking the change from concrete and sandstone skyline to a glass one. Everything looks so clean and modern when you drive/walk past.
