You are correct, however I was thinking about heat from the roof being reflected back onto the lower apartments. Bare (silver) sheetmetal is great for reflecting heat. I'm not sure what the story will be here.
Very good point, solution: knock down the Tiv and replace it with a building that has both aesthetic appeal as well as being a decent pub.
I've always hated that box of a building. Edit: actually it's an east/west facing roof so the reflection might not be a problem.
I had a closer look and the two floors adjacent to the Tivoli roof are for car parking, so I would assume there will be minimal effect. Also the roof is probably Colorbond, which may mean it attracts heat. There you are...

In that place nothing is free. It's a 2 drink minimum just to walk past their footpath... That's another building in that area that should be knocked down. Horrid inside and out.

Was told that this building has the first car park lift in SA, takes the car up some 8m as site is too steep for a ramp.

I believe one of the banks in the CBD (Commonwealth?) has a car lift too.

I think this one has turned out fairly well. It is nothing really special but an improvement on what was there. I like the ground level glass on the western side and the restoration. Pic from today:

i agree that it is not too bad, but also looks quite 'spartan' and institutional looking, very suto-soviet style!

Not sure about this development, its a bit of an odd mix. Both buildings may have some merit on there own but that unfortunate roof valley on the back of the Tivoli and the color scheme are just too much of a juxtaposition for me. On its own the tower probably works, great city views and the height are fine. May be the old Tiv with its all over render and red roof actually looks like a cheap imitation of an old building rather than the real thing.

I think it would look better, on the western face in that photo, if the wall on the ground level wasn't flush between the tower and the hotel. If there was a 30cm or so indent in the gap between the traditional rear of the hotel and the font of the vertical section, the separation of the two buildings would be more evident.

I think the main problem is one of colours. The colour chosen for the old building does not marry well with the high-rise. They look like they have been stuck together with blue-tack.
Opportunity is missed by most people because it is dressed in overalls and looks like work.
