[CAN] [City Central] Tower 3 | 45m | 12lvls | Office

#1 Post by Will » Thu Sep 22, 2005 4:28 pm

This development was approved by the ACC in February of this year. It is the third tower of the City Central developemnt, and it will be located on the corner of Franklind and Bentham Street. It will rise to 45.5m and have 12 levels of premium office space. The building will also have a 5 star energy efficiency rating. Construction should not be far of, as the small deli and other building on the site are now vacant awiting demolition.

Me - negative.

Also, demolition of these things should have started.

Copy pasting the url then dropping a ".orig.jpg" on the end works for me, sometimes.

The deli that used to be there had the best hot chips in the city, no bullshit.

Any news on this development anyone? It is getting close to a year since it was approved. Maybe Caversham were hoping SA Water might have gone with this tower but they didn't and now are letting the proposal lapse for something else maybe? Or maybe construction is not far around the corner? Bit dissapointing that nothing has happened with the site apart from vacating so far.

City Central has a very long development timespan (6 years). Nothing else but CC1 is under construction because they're doing one tower at a time.

I am aware of the long time span however it has been over 2 years already. There are a lot more towers that are meant to be constructed if the block is to be completed. The difference here is the development approval but no construction on this building which could mean it has gone by the way side. Or it could still be on the agenda. Who knows? The point is there has been no news on it for a long time.

Well it hasn't been that long. This building was approved in late February of 2005. I would give it a few more months before we can be certain that it has been cancelled.

In a way this can be viewed as a positive sign, maybe the developers have withdrawn this project, and they are going to take advantage of the new developemnt act which would allow them to build something up to 72m for that section.

Feb '05 wasn't 6 years ago. It's a tad early to call it.

I'm not calling anything yet I just wanted to know if anyone had any updated info on this project as it has been nearly a year since approval.

If I remember correctly, this building will be situated at 12-18 Franklin Street. If this is so, then it is possible that construction is probably going to start soon on this building, because the ACC has received an application to demolish the derelict buildings at the above mentioned adress. The demolition has been designated Category 1 and is expected to cost $280 000.

However I do recall reading a market report by Colliers international, that this building would be ready in 2010. So unless a tenant has been found in the last few weeks, it could also be possible, that Caversham just wants to demolish the buildings currently on-site and use the land as a carpark for the next 2 years or so.

Will is that gonna be that building in the photo that i posted of the spire site in the spire thread, i.e. the one on the corner of Franklin and bentham, or will it be closer to KWS, cause not to sure as to where this site is, as the proposed hotel is also meant to go next door to this one if im not mistaken...

Sounds promising Will. Even if nothing is built soon I will be happy to see those vacant buildings go, they are shocking.
