Valley of death

#1007 Post by ghs » Sun Apr 17, 2016 7:31 am

I've just been doing some research and analysis on the upcoming projects and it's not looking good for
the second half of this year.

Over the next three months I can see the following cranes going up :

- The final crane at flinders
- Verde
- Bohem
- East Park
- August Towers
- Hindley Street Holiday Inn

Later on this year, it looks like there won't be any cranes going up and several will be coming down including 2 x
Adelaide Uni, Central Adelaide, 115 KWS, Citi Terrace and Surflen street.

Then we should see quite a few projects startup in early 2017 such as West Franklin,
Adelaide Casino, Sofitel Hotel, Park Hotel, etc.

So in terms of startups we're going to hit the valley of death later on this year unfortunately
and I don't think it can be avoided.

Why the "valley of death" comment? I don't think it's justified at all.

Off a current base of 11 cranes (CBD + Metro), we will see six go up by the end of the year, and six come down (according to your own figures).

That means we will still have 11 cranes by the end of 2016. Hardly qualifies as a "valley of death" in terms of construction activity.

Given the track record of the developer, I would say that 102 Wakefield St is more likely to see a crane later this year than Kodo, West Franklin, New Mayfield, Lester, One Adelaide or Palladium.

Why do you say that? Who is the developer? I don't think office space is in demand at the moment but who knows. Hope it happens.

I've heard it is the developer of 400 KWS & 70 Franklin St, both of which went up quickly.

Hey Ben, are you able to shed any light on the potential big announcements you mentioned?

It was more a general statement because occasionally some we thought were dead might announce construction unexpectedly. There is one being announced in 2 weeks though ;). Can't say anything until it's announced but its north east cbd and in my list to start soon.
