That document appears to have been prepared to change from a proposal with 4 levels of below-ground carparking and 29 levels above ground including 27 residential (pages 14, 18, 26) to nothing below ground, 7 levels of car parking and 31 of residential (pages 15, 19, 27). Since the proposed version (with above-ground-level parking) appears to be the intended height to be constructed, it's still not clear what will be in the big hole.

I thought we had all confirmed that the machinery for the lifts was to be located in the hole? I also asked on their facebook page if a basement was being dug out which they did confirm.

Excited to see this start to rise, good times for Adelaide.

Has it been confirmed that the motors for the lifts will be at the bottom of the shaft?
It can be done but its not typical to have a motor and traction sheave at the bottom of a shaft, or even off set to the shaft at the bottom. I'd assume the drive motor for the lift will be at the top of the shaft? Each lift will have a buffer pit a 1.5 - 2 meters below basement level.

Also its been mentioned that the plant room is in the basement? again i would assume it would be at the top of the building ?

I was thinking that too! There's something very old-Germanesque about those colours which doesn't help either.

Old German and current German. The maxcon logo is very similar to the bundesadler 'federal eagle' which is on the current German coat of arms.

Sky high price for SA sky home as Realm Adelaide penthouse sells off the plan for $5.2 million

A STATE property price record has been smashed, as what will be Adelaide’s highest home fetches the highest apartment price in state history.

The northern penthouse of the currently under-construction $100 million, 40-floor Realm Adelaide in Austin St has sold for $5.2 million off the plan.

The 605sqm penthouse, set over the building’s top two levels, will feature five bedrooms, four bathrooms and two kitchens.

It will offer 455sqm of internal living space, and an additional 150sqm of outside entertainment space.

The previous record holder was the exclusive Place on Brougham penthouse at 802/61-69 Brougham Place, which last sold in December 2007 for more than $4.143 million.

Realm Adelaide sales director Ben Small said the sale would inspire further confidence in Adelaide apartment living.

“It’s an exciting time and exciting for Adelaide to see arguably the best penthouse in the city go for a record price,” Mr Small said.

“It gives a lot of consumer confidence that these prices are achievable.”

Mr Small said the level 38 and 39 penthouse of the 132m-high tower, would be the highest home in Adelaide.

“We have one basement level, so level 39 is the top level of the building,” Mr Small said.

“Compared to the Adelaidean (which will be Adelaide’s tallest building once completed), they have more services at the top, whereas ours, the penthouse is the true rooftop of the building.

Mr Small said the majority of interest in the penthouse had come from the eastern states but it eventually sold to a local family who will call it their permanent home.

“That’s the best family home I think you could have, imagine growing up as a kid on level 38 and 39 and looking over the city, it’d be fantastic,” Mr Small said.

The complex’s southern penthouse has now been released, with a similar asking price.

Since its launch last February more than 86 per cent of the complex’s 311 apartments have sold off the plan.

Construction started on the Austin St project in September, and the first eight levels are expected to be completed by the middle of the year.

The whole building is scheduled for completion by late 2019.

Adelaide Lord Mayor Martin Haese said the record-breaking sale was a vote of confidence in the Adelaide apartment scene and that large-scale developments like Realm would help boost the number of people who call the city home.

“Projects like Realm Adelaide support our target to increase the residential population of the City of Adelaide to 28,000 people by 2020,” Mr Haese said.

“More residents help create a more vibrant and prosperous city, building on the great lifestyle attributes our city already provides.”
