Old proposal
This is a pretty exciting development. The site next to the Optus building on South Terrace/King William St is to be developed into a 20,000sqm office building. To be known as Hills House, Hills Industries will take up 6,000sqm while the remaining 14,000 will be spec.

There is also another office tower planned behind the Brecknock hotel but that is up to three years away. Looks like our King William Street Skyline from start to finish is only about 5 years away.

Its not that derelict petrol station is it? Drove past yesterday and noticed that the petrol station has been fenced off... possibly being demolished already, or is this not the same site?

I think its the petrol station plus the old deli and the security company on the corner there. (between the optus building and the street adjacent to the brecknock

Yes your right. Be glad once it's gone. It's not the right location for a service station.

according to the independant weekly it says Hills Industries Ltd is "getting into the property development business"... "JV with large finance house" !?

Thanks for the info Ben. This one sure is a surprise. Obviously no formal DA to ACC yet but the Hills Industries take up should help see this one actually occur. Hope the design is decent.

It's also good to see that with these companies relocating to the CBD, will mean more people in the CBD adding to the vibe. I think they are currently located at Edwardstown and part of their site has been sold to expand the Castle Plaza shopping centre.

I think, the increase of height restriction along King William St. south, has played a massive role in the recent spate of new buildings proposed for the area. The previous 21m and 28m height restrictions were too restrictive, and limited the area from reaching more of its potential.

Just for some trivia, this was an earlier proposal for the site at 429 King William Street. This residential complex was actaully approved by the ACC back in 2003, but never eventuated:

That looks fairly nice. Do we have any indication on the height of the current proposal? Anything to block out that god awful yellow optus monstrosity.

This as well as 374-400 KWS will certainly make the area look like it is actually part of the CBD. I am not exactly an architecture nut but even I think that the southern part of the CBD looks like a country town with a ridiculously wide street. Hopefully these and other developments will break up the myriad of 2 and 3 storey buildings that predominate on that section.

Not only that but if you position yourself carefully on the King William Street/North Terrace intersection, you can see the Optus tower clearly and that is what, 2-3kms away? Besides, the servo is virtually a waste of space anyway as well as being long closed.
