This is very good news. With such an open area, the architects will have to be mindful to take into consideration the north, west and east elevations, because they'll all stand out quite obviously.

But it can't exceed 40m. (unless they seek approval based on merit).

I can see the merit being for quality design and/or being so close to Optus, the height restriction MAY be lifted to some degree. Even though it is fantastic seeing all these proposals for KWS Sth., a dead level 40 m all along the St. would end up looking like a glorified wall - the Repco site bldg is almost in danger of that at 2/3 of a block long. (quality aesthetics alleviated this IMO however).
I agree with sentiments already voiced concerning all the facades of the blddg - high visibility requires no angle looking like a cement wall only. Glad to see the end of that ugly petrol stn. - not a good site for that landuse IMO.
Looking forward to seeing the renders. At 6000sq. m. being spoken for already, it looks pretty certain to be built if approved. 20000 sq.m. would make the bldg as big as the one on the repco site if 10 - 11 fllors high - also about 20000 sq. m. - would fill a large section of the block with the Optus tower. Hope there are retail facilities at St level.
On a slight divergence, all these proposals suggest getting on with extending the tramline again in the west of the CBD.
Overall, looking forward to the new KWS sth.
Coming over to Adelaide in four weeks and will do the obligatory inspection of all CBD development!. Might run into one or two of you guys there.

The site area has been fenced off now, probably waiting for approval for the demolition work. This could be a fast and attractive building project for the KWS street south entrance to the city, especially of the other 3 buildings at that end go ahead as well.
