I found this interesting article in the City Messenger last week:
Land swap push

Redevelopment of the former RSL Headquarters in Angas Street is unlikely to occur for at least a year while the site's owner pushes for a land swap with the State Government. Property developer Luke Koumi wants to demolish the two-storey building and put a 12-storey legal office block with a penthouse apartment in its place. He wants the State Government to sell him a strip of land between the RSL site and the Commonwelath Law Courts so his development can be 200 sq m bigger.
In return he would give the government land on the eastern side of his block, which would enable Penny Place - a no through road off Carrington Street - to be extended to Angas Street. Mr. Koumi paid $1.2 million for the RSL site in mid-2004 after the RSL moved to the Torrens Parade Ground. He will approacj the government about the land swap in the next few weeks.

Great, nice find mate
it's interesting how developing one site often stimulates more development around it
I'd be glad to see the area around the Comm Law Courts bulk up a bit because its looking a little lonely and out of scale atm

This development is DEAD.

The land is up for sale. It appears that the bid by the previous owner to convince the government for a land swap bid failed.

I wonder what the reasons were? Do they want an exclusion zone around the Commonwealth Law Courts? Can we blame the government for the demise of this one? Not promising for anyone else wanting to build something substantial on this property.

The problem is that the developer wanted the piece of land immediately next to the Commonwealth Law Courts. If the new owners decide to build a new building just on the former RSL site, there would be no problem. In fact one of the strong selling points used by the real estate company is that the land has a 40m height restriction.

So it is possible that there is an exclusion zone. As is, 40 metres high is pretty good anyway. Hope someone goes ahead with something (not as substantial - 50 metre mark - but) interesting.

If you and I were to delvelop anything in the city i believe we would end up building a 15 story pub/nightclub

hmmm... it could be a purchase subject to winning the tender for a significant tenant... have you been involved in drawing anything up for a tender Joy?
