From the new Tangcheng website:

in November 2009, the company bought the first site in CBD which is situated in the west of Chinatown about 500 meters far, the address is 171-207 Gouger Street, Adelaide SA 5000; the land area is about 7150 square meters, the site is in the Mixed Used Zone development area, there is one level underground carpark; the ground level is shops and restaurants; the first and the second levels are carpark; from the third level to the fifteenth level are designed as residential apartments, it is about 455 apartments in which there are 275 Residential apartments and 180 Student Residential apartments. In addition, there are 130 Hotel Rooms. The buildings have been designed to ensure all apartments have an external outlook, for residential amenity and to provide passive surveillance to the public realm.

Looks massive. But with the angled balconies I can't help but the think of Rydges South Terrace on steroids.

A 7,150 square metre site - that is going to be one megalithic development (unless there's a lot of unused space you can't see in the render). Still, with around 600 apartments and hotel rooms you'd need a fair bit of space if they are only 15 storeys high.

I can't comment yet on the architectural merit but I think a proposal like this, should it come to fruition, would really give Gouger St the critical mass it needs to make it a true ''24 hour precinct' - a status it is already getting close to already.

Algernon's earlier comment about Adelaide becoming a 15 storey Radiant City looks remarkably prescient...

From the brief all apartments look outwards. In the rendering we can see what seems to be three towers. Are there any more in the background?

As for design, it leaves a lot to be desired.

It seems to be an Adelaide thing to call every apartment building a commie block. This is better looking than half the apartment buildings in suburban Sydney.

A curved finish at each of the shorter ends - on the same platform - may work better.

I think the height is 59m the highest I could see was 102 AHD and the site is 43AHD.

This is the kind of development Adelaide needs to become a true city. Development that has enough mass to bring housing prices down to a level that is within reach of ordinary people, development that will bring in enough people into the CBD to keep it humming more hours and get enough people in the streets so that they are not empty after dark. Question is; is Adelaide ready for it?
