Big plans on table for CBD growth

MORE than $200 million worth of city developments have so far been submitted for approval under the State’s new planning laws.

Three city applications have been lodged with the Development Assessment Commission (DAC) since April, the most expensive being a $100 million retail/apartment complex between Sturt and Gilbert streets.

Sturt Land Pty Ltd, which is developing the former Mayfields site, would not reveal details of the plans, including the number of storeys.

However, the application form lodged with the DAC stated the ground floor would be shops, with apartments above.

The most recent application is for a $71.8 million apartment building with ground floor retail space on Angas St.

Previously, the height limits on Angas St could only be up to five storeys.

However, under new planning rules, since the development site was more than 1500sq m and included both apartments and shops, the height limits did not apply.

Paul Pruszinksi, director of Pruszinski Architects which are designing the Angas St development, said it would vary in height between 14 and 21 storeys.

“The heights will be lowered against residential buildings but will be increased near Angas St,” he said.

At Light Square, there is an application for a $19 million, 15-level development which will include ground floor cafes and a gym, and 56 apartments.

Hames Sharley principal planner Damien Ellis said plans had initially been submitted before the planning changes but were withdrawn and re-submitted once they were announced.

“The changes are far more favourable for developers,” he said.

In March, the State Government announced a major overhaul of planning guidelines, which industry experts labelled as the most significant in decades.

Among the planning changes announced were lifting the height restriction from 15 to 30 storeys for developments on King William, Morphett, Pulteney, Grote, Wakefield, Currie and Franklin streets.

Developments on North, South, East and West terraces, Hindley and Gouger streets would be allowed to go up to 15 storeys, with 12 storeys on Rundle St.
