Pretty sure there's three currently UC that are 70+: Palladium (some photos would be nice if anyone's in the area), 115 KWS and Vue. Pretty sure we had 3 70m+ U/C around 2012 (Rundle Place, 70 Franklin and City Central 8 )

But there's still quite a bit which might start going up soon, most likely Bohem, The EF one (Eclipse is it?) and the Uni SA one, as well as U2 on Waymouth and that one on Angas Street that have gone quiet.

It's still early days. Some proposals can take years before seeing action.

Has the demo started at the back of the site? Doesn't look like there has been any action from the front..

At the front all that has happened is that a temporary fence was put up. At the rear a large whole has been made probably to get some machinery inside. May be they are trying to stabilise the front section to be saved; it is hard to tell what exactly is happening.

Good to see there's some progress happening. I understand that the existing building is going to stay there and
Palladium will be built on top, so maybe there putting in support structures.

Palladium Prepares To Light Up Adelaide


Hindmarsh has just commenced work on the luxury Palladium on Light development in Adelaide CBD after forming an exciting new partnership with local developer Diadem Corporation to deliver the landmark residential project.

Early works on Palladium on Light are now underway and Hindmarsh has applied its development expertise to refine the design and configuration of some of the apartments to better respond to specific market demands.

Designed by local architectural studio Intro, with its intimate understanding of the building’s heritage value and the precinct’s historical significance, Palladium on Light will comprise a mix of one, two and three bedroom apartments over 18 levels.

Pending approval of the enhanced design, expected in the coming weeks, the development will now include 64 luxury residences. It will also feature an innovative car park stacking system, the first of its kind in Adelaide.

The design of Palladium celebrates Adelaide’s rich heritage with an integrated entry foyer and split level cafe/restaurant within the stone building for people to enjoy alfresco dining overlooking Light Square.

Diadem Corporation Managing Director Nick Dean said “Hindmarsh’s extensive track record in development and construction makes it the ideal partner for us to ensure the new vision for Palladium on Light is realised.”

Hindmarsh SA Development Manager Morry Canala said the start of work is a welcome milestone given the strong market response to the apartments to date and the community’s anticipation for a revitalised Light Square precinct.

“Hindmarsh has created some of Adelaide’s most iconic and successful projects and we are excited to now partner on Palladium on Light, a project that promises to set a new standard for luxury apartment living and innovation in the CBD,” Mr Canala said.

“The features, facilities and lifestyle on offer at Palladium on Light will be of a quality and sophistication never before seen in Adelaide. The development is already around 50% sold and enquiry is strong, with limited opportunities still available for buyers to secure one of Adelaide’s most innovative new luxury residences.”

A selection of one, two and three bedroom apartments are available with prices starting from $400,000. The apartments will take advantage of the building’s prime orientation and aspect, adjacent to one of Adelaide's most significant green squares, and will feature open-plan layout, large external balconies and luxurious interior finishes.

Palladium on Light will sensitively restore an existing heritage building and breathe new life into the historical Light Square precinct. Residents will benefit from immediate proximity to Adelaide’s most celebrated cultural, entertainment, shopping and dining hotspots.

Im confused, they had a sign that said 50% sold, then 60% sold, and then 70% sold. Now 6 months later, its back to 50% sold? Hmm.. Wonder how many of those moved from this development to Vue or others due to this one taking so long.

It's all in the fine print. There would be a difference between 'expressions of interest' versus apartments 'sold'.

It's possible to have a development in which 70% of apartments have been registered as having an expression of interest - Meaning that someone is interested in either purchasing, or has already purchased, the apartments. But then only 50% of those apartments have actually been sold.

Be wary. Real estate agents tend to manipulate this sort of data to make something sound a lot better than it is. So, I would err on the side of caution with all proposed developments, not just this one, and go with the 'sold' figure.
