Big news hey? I'm guessing 100m plus, then. CBD core location, no height limits; PANS-OPS in this location would be roughly 150m.

Someone did say in another thread (not sure if it was you Ben) - that there was another big development in the works to rival for new tallest. Could this be the location? Seems like a prime opportunity.

Don't worry - I think Howie and the rest of us here at SA have well and truly learnt our lesson about putting up proposed developments in the banner and them getting jinxed.

Actually, on second thought - can we start putting in the banner any future proposed crappy concrete commie block developments masquerading as student apartments. We don't need any more of them. (i.e. Globe / Dwell / 243 Waymouth Street / 228 North Terrace.

Does any proposal scream generic 2000s more than that?

Anyway, it will be interesting to see what unfolds here. For all the development going on at the fringe of the CBD, I'd like to see a bit more happening in the core area which has remained fairly stagnant from a high rise perspective. Hopefully a quality development here and eventually at the Park Hotel start to change that.

I had a dream a few years ago, that this site, and in particular this part of the city had some of Adelaide's highest towers, probably two or three. I can't be specific on heights or floor levels but I would think in the region of 40 to 50 and probably in between 150 and 200 metres. They were all office towers no apartments. Making them all taller than Westpac and the current residential towers u/c. Would be great to have a vision come true. Of course the design of such towers has too be exceptional. We just don't want any tall building. Here is praying for functionality and good design.

I agree with ghs, this one might take a while given the lack of office demand at the moment. Maybe next year it will be a serious proposal when there’s a bit more demand?

Office vacancy rates are at 10% thereabouts. We have 40,000sqm being built at Festival Plaza and the GPO building (20,000sqm or so) and various other smaller scale projects. The market's pretty saturated for office space. Unfortunately I can't see this getting a leg up any time soon.

There was an article recently (... was it posted here?) that talked about the kinds of vacancies and the demand being of a different nature. Most of the vacant space is small areas, whereas most companies want large open plan spaces. Add to that the need for good networking as most business is done via a web browser these days.
