Saw renders of the first apartment building to go up in this redevelopment in today's paper. Called 'The Gallery' it looks quite promising for that area at seven storeys. It looks like it is a good quality development which is promising for the rest of The Precinct.

This is good news! Shuza if you look at the original renders the actual street frontages will have approximately 7 level apartment blocks and the towers are setback from these. Pistol78 are the renders the similar to the originals? Can only see an interior shot on the Adevertiser website. The "rec deck" idea sounds good too. Hadn't heard that before.

The renders of the exterior are quite similar, in fact the render in today's Advertiser shows the building being about 1 or 2 floors higher than in previous renders of the entire project.

I think the new render is a lot different from the original which is great. Hopefully this means most of the apartment stages will be different in their design to get a bit of variation and reduce the 'commo' appearance of the 1st concepts. At least this one has a high chance of going ahead. One thing Urban Construct does is actually build their apartments unlike other developers, who knows if Bentham will ever get up. I know Urban Construct has a few issues with their dealings but at least their apartments go ahead. Once the bus station is finished we will start getting through more renders for that site as well I would think.

Looks good doesn't it. I'm glad they got away from the coloured panels in the first render. Cheers for posting that mate.

Good news for this project. Article in this weeks Messenger stating 60% (approx $27million worth) of the Gallery apartments have sold. Also states that one of the higher towers will be going to ACC for DA later this year. 1/3 of all apartments will be student accommodation. I think this is partly why this project will sell so well overall.

I got this huge envelope delivered to me today. Someone even knocked on my unit door to deliver caus it was so big to leave at the boxes. I thought WTF is this? It was a giant Precinctcbd brochure for The Gallery apartments. It contained no important information just a few big and glossy people pictures for sales purposes. How funny to waste all that cardboard and paper and postage for not much info. :? Anyone else get one.

The state government development assessment comission will grant planning approval to the first stage of the Balfours site redevelopment; the Gallery tonight. The 7 level building at 191-199 Morphett Street will rise to a height of 21.57m, and contain 126 apartments.

Due to this development being part of the Precinct project which has major project status, the state government's DAP approves the projects instead of the council. And like the council's DAP, the state government's DAP functions in a similar way, in that they receive reccomendations to approve or reject projects. The recommendation was for them to approve this building. As that happened last night, The Galllery is now approved.

Great news Will, thanks for that. Considering a large number of these apartment have been sold and Urban Construct's speedy record we should see some activity here either late this year or early next year. I think they were aiming for the end of this year for construction to commence.
