Hey look! Blank western (and eastern) walls! :lol:

Either way it's not particularly offensive, but nothing special either. It would look more impressive if Optus wasn't there to make it look like a pipsqueak. Would I be wrong to say it would probably will be about as tall as that Grand Chifley hotel also on South Terrace, so it won't have much southern skyline impact?

Wonderful! Finally something to break the monotony of the 6/7 levels all the way west from the (ex)Optus tower. They just need to do something now about all the car parks behind the developments along South Terrace... what a shocking waste of prime real estate. Also looks kind of funky and much less 'conventional' than we're used to seeing in these smaller developments in Adelaide.

You're right, I was mostly taking the piss at the people who always seem to say that. I guess it's actually a good thing that this isn't particularly tall - if it was any taller, the blank walls would be much more obvious (like that building between Edmund Wright House and that ugly little white box on the corner of KWS and Currie).

This one is on public notification on the DAC website. It's very tall for the area. 45m high. The 2 office levels already have been leased and one of the 11 apartments sold to the developer so this has a high chance of being built.

A LUXURY city apartment building will be the first in Adelaide allowing residents to park and display their cars in “sky garages” within their homes.

Residents of the proposed 12-storey Parkland Vista building on South Tce would use an internal car lift to access their apartments.

The eleven apartments occupying whole floors would each have two garage rooms, one either side of the lift shaft.

Residents would never have to reverse out of the building thanks to a car turntable on the ground floor.

Project director George Vanco said unlike basement carparks in standard apartment blocks, the “sky garages” could serve as extra rooms for residents with one or no cars. One in each apartment would have two glass walls.

“Let’s say you had a nice collectable vehicle. You could park it and put in on display or put curtains up and make a home theatre,” Mr Vanco said.

The three-bedroom apartments would have 225 sq m of living space, two balconies covering 48sq m and another 48sq m for the parking spaces.

From the top level the car lift would take no more than about 30 seconds to reach the ground. The building would have special ventilation and insulation measures to deal with car fumes and noise.

Mr Vanco, of Transpac Consultancy Group, who is acting on behalf of the property owners, said the project aimed to attract buyers who would not have considered apartment living before.

“You are getting all the benefits of a suburban house — the square metreage, the double garaging.

“In addition you are getting the views and the city living and an adaptable space.”

Mr Vanco said the large car lift would also make delivering furniture easy.

Designed by JPE Design Studio, the building overlooking Veale Gardens would have a facade inspired by parklands trees.

It would cost at least $12 million and feature a communal rooftop deck with a freshwater swimming pool.

Mr Vanco said the Development Assessment Commission would likely assess the proposal by early June and marketing would start immediately if it was approved. He could not give a price range for apartments but said they would be at the luxury end of the market.

At 45.5m, Parkland Vista would be about 9m above the height limit for its zone but well short of the nearby Optus building on the corner of King William St.

Offices would occupy the ground and mezzanine floors. They would have their own six-car stacker at the rear, accessed from Stafford Lane

One would hope that planning approval would not even be considered for such an obviously disgusting building. Very clearly needs to be smaller to have any hope of looking ok.

i disagree with this. why not capitalise on the spectacular unbroken views over the parklands and beyond to the hills? south terrace is perfect for medium levelled boutique/high end apartments.
