An application has been lodged with the ACC for:

*The demolition of the structures presently on site

*The construction of a 12 level mixed use building

*Featuring, retail tenancies on ground floor, 2 levels of car-parking, 3 levels of offices and 6 levels of apartments, featuring in total 8 apartments.

*Classified as Category 2, and is expected to cost approx $10 million.

TWO 12-storey office and apartment towers, including a pair of $2.5 million homes, are planned for the southern King William St precinct.

The development, which is yet to be approved by the Adelaide City Council, would house more than 500 city workers.
The first tower, at 11-19 Gilles St, would include eight luxury apartments, priced between $1.5 million and $2.5 million, a ground floor restaurant, two levels of offices and three of parking.
The second tower, at 416-420 King William St, would house eight levels of offices, three levels of parking and ground floor retail space.
Two cottages on Gilles St and a two-storey office on King William St would be razed to make way for the towers.
The developers behind the project, Adabco, hope to get building approval from the council within six weeks.
Project architect Adrian Evans said work would start as soon as approval was granted.
``(Adabco) have seen a potential for that end of town and they feel it is the right time,'' Mr Evans, of JPE Architects, said last week.
Mr Evans said the council's decision last year to increase building height limits in the area from 17m to 40m had triggered the project.
``The tram extension is also a big positive for that part of the city as being able to hop on a tram and get to Rundle Mall and North Tce is a drawcard.''
Two of the eight apartments will span entire floors, offering views of the Adelaide Hills.
The project would cost more than $20 million and, if approved, would be finished by the end of next year.

So what they will build them no pre-commitment, pre-sales, nothing? Just speculating... All im gonna say is lets hope it doesnt end up like 379 KWS.

It shouldn't be just that part of Adelaide that is taking off but the whole CBD. I have never seen so much work in Adelaide in my life.

I agree, it does seem like a real boom doesn't it? Just hope all the proposals and approvals actually get built.
