Love the design, very modern.

Although I am a little confused - 51 Pirie got it's height reduced because of the crane breach issue, however this is just 2m shorter and closer to the airport so why is crane breach not an issue here but it is for 51 Pirie?

Office building, wont happen.
If it was apartments or a hotel I would take this proposal seriously.

Also agree it's a nice design. The renders in the paper are not detailed enough regards Currie St angle and glazing colour. The design regards proportions and asthetics would be improved with added height a 150 - 170m building of same design just a taller top section would be excellent

Government should do more to move fringe offices from Greenhill, Fullarton rds etc to move to city. Offer some sort of incentives eg no stamp duty, rate free periods etc

Here's a quick mock up of the height (which I've approximated at 179metres AHD) of 80 Currie Street in respect to Sofitel, QT and 75 King William Street. The height of Sofitel here is 112metres, which in actual fact should be 117metres. A small error by the author of the original graphic. The OLS is set at 100metres AHD. Of course this is not to scale and is an approximation. The size and width of 80 Currie Street here is a guess as I don't know exactly how big the allotment is. I hope it helps to get an idea though.

Image

I still think Westpac with its prominent position will still look tall. Only 75 King William Street may eclipse it as it is roughly at the same street level or slightly higher, but we're talking centimetres not whole metres, I guess.

Enjoy.

Cheers

How is that good for the state?

Not necessarily good for the state, but will help centralise business and free up existing buildings on the aforementioned fringes for low/med density apartments and help get people using the parklands.

tfw your “unashamedly bold” vision is four metres taller than a building that’s been around since 1988.

Do we have any idea if there’s even demand for a chunky new office building?
That design is very bold for Adelaide.

But, yawn..another 130m~ building.
Where the 'ceiling' once was what, 18 floors, is it now becoming 130m~ range..
Surely one of these proposals will crack 150m sooner rather then later. Why cant they just have chuck in a taller ground floor?

Yet another building that is being constrained by the RTCC. An aviation surface which was arbitrarily adopted in 1980's and which is now used by no aircraft. Adelaide will become a city of buildings at 132-137m height until the RTCC is lifted.

80 Currie has clearly been designed up to the absolute limit of the RTCC, just like 75 KWS, Realm and Adelaidean. Let's hope CASA/ASA are at least reasonable about the crane permits which will be required for these two buildings. They are currently responsible for significantly constraining development in Adelaide - preventing billions in potential additional investment.

GHS, have you considered offering your services to developers and builders around Adelaide? You seem to know a lot more than them. Of course there are all those times in the past where you turned out to be - how should I say it - 'wrong'.
It's always fun to hear a bit of your 'socks-and-sandals' comedy though - you could consider doing a Fringe show in 2020?

The most miserable pos I've seen post on any forums I've ever been a part of. What's the point of reading these boards?

Mate, if you look at the main buildings going up in Adelaide (Realm, the Adelaidean, Wingfold tower, Sofitel Hotel) none of them are office buildings.

If this building was to go ahead then surely they would need a commitment from a large company. BHP just moved into Franklin street and Santos built a new office about 10 years ago. None of the defence organisations are going to setup operations in the city. So please enlighten me which organisation is going to tennant this building ?

Walker corporation have been talking about a 27 office building next to the festival centre for about 10 years.

Over to you, rev.

If Adelaide is to have a central business district not just a central residential district, then some of the tall buildings need to have offices in them. Any new tall building is going to have more floor space than the building it replaced. For the business side of Adelaide to grow, it has to have developers with enough confidence (and finance) to build large office buildings that do not already have locked-in tenants before they start. Why would any large company want to announce that it will open a new large division/headquarters in Adelaide in five years time when it can have a small branch office in Adelaide and establish a large national headquarters in another state straight away?

Yeh anyway...here is what is currently at 80 Currie st.

https://www.google.com.au/maps/place/80 ... 38.5966518

it's a stones throw from the Westpac building, so it should hopefully be slightly noticeable that it is taller.

Great logic, build new office buildings and business will come. Can see that working out really well.
