Some developments in the CBD have offered them in the past, but other haven't. I heard somewhere that the Govt looks favourably on developments that offer at least 15% of their properties under the AHP.

The Rowlands apartments have some affordable housing componant.

Just checked with Mandala Rowlands and they have informed me that their property definitely does not have any apartments on offer through the Affordable Homes Program.

Sorry about that. they definitely did have at the initial stages but I guess they have changed the plan. Maybe enquire with the maylands development.

Lights being put up in the trees along Leigh St. I took a photo on my iPhone but I'm not sure how to load it up on here. Looks really good. Bollards in place to stop traffic either way...

Investors to spend $230m on new hotels for Adelaide city

ADELAIDE'S hotel industry is undergoing a construction boom, with investors pouring $230 million into five new hotels from next year.

A raft of new hotels are planned to pierce the Adelaide skyline over the next three years to coincide with the multi-million-dollar Adelaide Convention Centre, Adelaide Oval and riverbank redevelopments.

The spending spree also includes major upgrades to hotels, including the Stamford Plaza and the InterContinental.

Over the next year work will start on at least five new hotels in the CBD including:

$100 MILLION on a 28-storey, five-star hotel with 300 rooms on Currie St;

$65 MILLION on a 17-storey hotel with 300 rooms on the corner of Grenfell and Twin streets;

$35 MILLION converting the historic Colonial Mutual Life (CML) building on the corner of King William and Hindley streets into a 14-storey, 4.5-star hotel with 174 rooms;

$25 MILLION transforming the former TPI site on the corner of Hutt St and South Tce into an 8-storey hotel with 117 rooms;

$5 MILLION on a 6-storey boutique hotel with 20 rooms on the corner of Ebenezer Place and Union St.


Stamford Hotels and Resorts is undertaking "top to toe" renovations worth $11 million at the Stamford Grand an $9 million at the Stamford Plaza including new bathrooms, furniture and re-painting every room.

It recently spent $250,000 overhauling the Stamford Plaza's exclusive 150sqm presidential suite.

The 18th floor room, which re-opened, features a Norwegian sauna, sunken spa, private elevator, butler's entrance and sweeping views of Adelaide landmarks.

Hotel managing director Graeme Goldberg, who this week left the hotel, said the State Government's investment in the Convention Centre, Adelaide Oval and riverbank redevelopments was a motivating factor to redevelop the hotel sooner rather than later.

"Those projects are why we pressed the green button twice as opposed to once," he said.

JPE Design Studio managing director Adrian Evans said the investment in public infrastructure and cheap construction costs meant the time was right for his client Adabco to invest $60 million transforming the CML building and former TPI site into hotels.

Both will be opened in 2014.

"There's a real optimism re-emerging in SA," he said.

InterContinental Adelaide general manager James Allen confirmed the hotel would undergo a "top to bottom" upgrade to be unveiled at the end of 2014 but would not disclose details.

Adelaide Casino general manager David Christian would not confirm if it would still proceed with a planned $300m hotel.

If given the green light, work would start in mid 2013 and finish in mid 2015.

Property Council SA executive director Nathan Paine said the investment was a strong show of confidence in the future of the state.

"It's the strongest period I've seen for hotel activity," Mr Paine said.

"It shows there's confidence in Adelaide as a place tourists want to go."

They generally state the current use of the site in the applications and as thats what it was last used for I would say thats why it's there. Would be nice if it was revived though although half of the space has been taken up by Globalise already.

The South Australian government has decided to take steps to speed up building projects, in a bid to boost construction levels in the state.

The government will introduce intensive case management for projects worth more than $20?million, allowing work to begin sooner than had been planned.

The Property Council of Australia’s executive director for SA, Nathan Paine, said the move was a lifeline for the state’s struggling construction industry.

Mr Paine said large-scale projects would keep money flowing through the economy and encourage further private-sector investment.

“It means we can still do that house renovation and keep our local plumbers, brickies, sparkies and chippies in work,’’ he said.

Mr Paine said the initiative brought forward investment which was already slated to go ahead, leaving a neutral cumulative effect in the long term.

“It also means that economically critical infrastructure is delivered sooner, and the revitalised economy can start returning tax dollars to government coffers sooner,’’ he said, adding that combined with other reforms, it would assist SA in recovering from the downturn.

This year, the South Australian government has also relaxed planning regulations in the central business district and North Adelaide to allow for higher-density development and cut stamp duty for off-the-plan apartment sales.

Premier Jay Weatherill said there was a “sense of urgency” in the building and construction sector and the new case management methods would cut through red tape and bring projects forward.

Mr Weatherill said a case manager would be appointed for projects needing additional work to reach the approval stage, without altering the existing planning, environmental and safety approval system
