Yes back on track now, floor plates are coming along. This thing has gunna be one of the fastest construction sites in AUS atm. Would just LOVE to see a continual timelapse of the site from the webcam...doubt if anyone has saved them...say handful a day or somit, 30mins apart I dunno, would just look awesome (I aint really got time)

Well boys, going by the info I got from Baulderstone, we won't see another rise until the level 1 floorplate is complete. I was told that the core would stay 4 levels above the floorplates, so don't expect the core to race off.

Another thing, I'd say once the next core rise happens (L5 exposed) and the floor plate is poured, expect the first crane rise, as the core will be near on level to the cabin of the crane. Infact T2 should be here very soon?

I'm also finding out if this tower will use the Lubeca floor plate system, the same style as Eureka.

From following the discussion around City Central for a couple of years now, it's clear that there's a few misconceptions about how the project has come about, what the City Central project is comprised of (in terms of buildings), and the role that planners and the council have played in the project. I'm going to provide a short account of City Central, pieced together from my discussions with ACC members, including the lead planner on the project.

City Central didn't start off as one massive project in itself. It started solely with the News LTD's application to build the new 5 level Advertiser building. Once this was finalised, a series of site almagamations occured, in which Caversham hopped on board and made an application to build the CCT1 building that is currently under construction. It was at this point that the council saw an opportunity for a much wider scale redevelopment that could encompass the entire city block, and other companies have since joined the project, such as Rothemans design for the Bentham St apartment building. In the words of the lead planner, the project started as one building, then 'snowballed' into something much bigger.

The composition of City Central is largely dependant on what the developers want to build. The council's role in this regard hasn't been to direct the development, but to receive the applications and assess them in accordance with the development plan. Besides this role, the council itself doesn't have a large role in the project. The council receives applications, then constantly modifies its own involvement to best accomodate what the developers want. This basically means that the council only has real control over smaller parts of the project, such as the open space component. The constant changing of building designs forces the council to constantly reevaluate its own ideas in regards to this open space.

Why haven't we seen complete renders of the City Central block, and why don't we have final specifications for the buildings? Because City Central is a very dynamic project. The lead planner told me that the project has evolved at such a rapid pace that every few months the project can, in parts, be unrecognisable from what it was prior. There is no final design for the project yet. There never has been, and there won't be until the whole project is finished. Not only does the city central project constantly evolve during consturction, but even individual buildings are subject to redesigns, even after approval, and in some instances, during construction!

This explains why we've seen competing design specs for the project. At one point we had 3 80m+ apartment buildings, 2 office towers and a hotel. Now we've got 1 apartment building and a 3 office towers. This will probably change again, because the development timeframe is around 6 years. As was originally stated when the project was first announced, it will constantly change in accordance with what the market demands. You can't ask a council planner today, even the lead planner, what the design will look like, because they don't know. This will be determined by the market and the developers. The only point where we'll have a real indication of what will be built is when we actually see it being built. Council approval doesn't mean a building will go ahead, it's still up to the developer to follow through with it.

So basically, in the context of the legislative framework and the dynamics of the property market, city council planners don't have as large a role in the development as many people on SSC have been lead to believe.

Do you count the ground floor as 1 meaning that level 5's exposed and 6 in the box?
