Al would know more about it than I would. He had a quick glance at a multi-level render for that building about a year ago. Cannot confirm if it'll be a serious proposal or not. Don't have anymore information than that at this stage.

I was having a closer read of the article and it states that both towers will be built on top of 3 level podiums. Maybe the towers will be 18 and 17 levels, respectively?
That would be around 60m.

The blank walls are just because the buildings are going right to the boundary and therefore need to be fireproof. They are constructed as cheaply as possible with little thought for aesthetics because the developer has no control over development on the adjacent site. Imagine building an apartment whose only views are through that wall then 12 months later the neighbour builds a taller building preventing all access to views, ventilation and sunlight.

So walls on property boundaries must be fireproof?

Extremely doubtful. There is already road access to this site from the back (there is a small laneway adjacent Hungry Jacks). Both buildings would possibly share an underground carpark.Bulldozer wrote:I wonder if they'll be changing the road access to that corner with this development?
You can see the laneway here in Google Maps. The western half of the lane is covered in shadow by the highrise carpark.

That 'laneway' (York Street) would not be ideal for the entrance to the carpark(s) as it already serves the Bent Street apts car park, the Hungry jacks car park and these idiots that take it as a shortcut. Adding an entrance for 200 apartments would make this the busiest 'laneway' in Adelaide.

They'll need to do something as I assume this Hotel would have some sort of Valet service?

The type of use and no. of storeys determines the length of time they must be able to resist fire attack. The level of resistance decreases as the wall gets further away from the "fire source feature" until there is no resistance required at, I think, 3m. Fire source features include boundaries (except street boundaries), other buildings on the site and buildings across the street. The new Santos and Flinders link buildings have sprinklers facing the lane btwn them because they are too close to each other.AtD wrote:So walls on property boundaries must be fireproof?

Proposal for 'multi-storey' residential and hotel tower on the old cinema site has been lodged with the ACC June 2007 DAR.
