Pretty much the corner of Bentham and Franklin Streets.

Well the allotment is a similar size to CC1. These days they like to use the majority of a block for a building envelope. Unlike the 80's when we got a lot more plaza areas due to the desire for taller buildings. These days it is all about a minimum 1000m2 metre floor plate if not 1,500m2. I would guess CC8 would be around the same height as CC1. Maybe a few floors higher. Something to look forward to anyway.

The good thing with the developers of this block is they actually get their projects built unlike a lot of the other proposals about the place. Caversham (now Aspen) definately know how to get commercial buildings constructed. A bit like Urban Construct know how to get residential projects off the ground easily.

One of the things I love about our city is these plaza areas. I love the way you can get around the place without having to walk along narrow roadside footpaths, or sit down and read a book and have your lunch away from the traffic. I would be very disappointed to see this feature of planning discontinued.

This is promising news for the CC site. With the potential to obtain a office tower of 30,000sqm m, Getting 30 floors based on 1000sqm min floorplates - a height between 96-120m (given variability of floor heights of 3.2-4.0m -standard office floor heights) + additional heights (foyer, plantroom, core, spire), but then again if we go at the other extremity, with a chunkier floor mass of 1500sqm over 20 floors (maximum 80m possibility). I think we will see a 24level tower (1250sqm floorplates) at about 90m high. I wouldn't get hopes up too high on a 100m+ due to height restrictions (not sure if this is in the 104m zone).

It's all good - whatever height this particular building ends up. I'm hoping for 30 floors

Spire is right next door on Bentham and if that is built at the current proposed 105-metre height, then why shouldn't another building close by have that limit? Maybe its positioning on the north side of Franklin Street will dictate its height limit more than anything else (besides the floorspace).

Personally I would love to see an accompanying tower to Westpac on that side of town. A dream of course.

No the site is in between two zones 104m and 72m (plus 15m for plant room ect) The plans I have seen which are outdated at this stage so i'm not sure if it will be the same but there was a plaza area and the building was set back to where the electricity substation is now.

I thought that empty bit of land where the Criterion hotel used to be was gonna be for a housing development, ie nothing to do with City Central. I gather Im way off the mark. Dont like having a gap there, it ruins the streetscape, I think

From the Colliers Market Report that Ben posted, there is some City Central information whcih I found quite interesting:

The market report mentions:

*City Central Tower 8 (located at the corner of Franklin and Bentham street), having 32 000 sqm2 of office space, with a completion date of 2011.

*City Central Tower 4 (131 King William Street), having 12 000 sqm2 of office space, with a completion date of 2012.

From the sound of this, it appears that there are potentially 3 towers to go in the City Central development. The change of names of the towers is also a bit confusing. I think that the change is:

City Central Tower 3 is now CCT8

CCT8 is now CCT4

And the hotel tower I presume will now be CCT3?

According to that report Currie st tower has 45,000 sqm so I would say unlikely but it really depends on the floor plates, but these days companies prefer bigger floor plates. Should still be about 100m though.

124m
