A PUBLIC plaza with restaurants, cafes and specialty shops is being considered by West Torrens Council to replace the Brickworks Markets.

In a recent letter to Brickworks traders(Thursday, April 12) West Torrens Council chief executive Terry Buss, referring to intentions for the land, said the site should be a “vibrant, active area incorporating a mix of uses including restaurants, shops and commercial activity operating beyond normal business hours.”

The letter stated the council also was considering removing the market shed attached to the State Heritage-listed kiln.

“Non-original structures attached to or immediately abutting the kiln or chimney will be removed to improve the integrity and prominence of the State Heritage Place,” the letter said.

Council staff last month told traders they were not prepared to offer a lease extension to stallholders after the 18-month development of an $85 million Woolworths complex adjacent to the markets.

Works on Woolworths' Brickworks shopping centre delayed

WORK on Woolworths' $85 million shopping centre at the Brickworks site has been delayed for six months.

Construction work at the Ashwin Pde site, to be used for an $85 million Woolworths shopping complex, had been expected to start last month.

However a spokeswoman for Woolworths this week told the Weekly Times Messenger work would not start until towards the end of the year.

The spokeswoman said the group was "working through some feasibility issues regarding pricing of the construction".

"We are hopeful of being able to start (construction) towards the end of the year," she said.

Meanwhile, the supermarket giant is yet to sign final sale documents to buy land next to the market shed from West Torrens Council.

The paper first reported plans to build Woolworths and Big W stores at the land in 2005, with the council voting to go ahead with a sale in June 2010.

West Torrens Councillor Arthur Mangos said: "I am positive that the deal is going to happen".

"Woolworths did not spend tens of thousands of dollars and attend board meetings without wishing for plans to go ahead," Cr Mangos said.

WOOLWORTHS plans to meet with the local council over the next fortnight to discuss scaled-back plans for a shopping centre next to the Brickworks Markets.
Work on an $85 million centre was expected to be start at Torrensville in June, but Woolworths senior development manager Nigel Smith said the development was now unlikely to start until early next year.

Mr Smith said the centre, previously expected to have about 50 shops, would now feature about 30-35 specialty stores alongside a Big W and Woolworths.
"Our aim is to start as soon as we can," Mr Smith said.

"(We want) to make sure we end up with a highly convenient ... centre at the end of the day."

As previously reported by the Weekly Times Messenger, the spokeswoman said the delay was due to Woolworths "identifying some issues with the pricing, such as construction costs, which may affect the feasibility of the plan as it stands at the moment".

Brickworks Traders Committee deputy chairman John Lukins said stallholders were eagerly awaiting more information on the new plans.
"They haven't committed and until they do commit we are really on a knife-edge," Mr Lukins said.

"You really don't know what to do."

Traders are keen to see the redevelopment happen so they can projects to revitalise the struggling markets, such as attracting a wider range of stallholders, introducing live entertainment and improving the stallholders' shed.

Move to provide Brickworks Markets traders security with five-year lease at Torrensville

BRICKWORKS traders might have security at the Torrensville markets for at least five years, if a proposal by a West Torrens councillor is approved.

Cr Helen Scotcher has told the Weekly Times Messenger she will move a motion at the September 18 meeting, for the council to ask market leaseholder Leasecorp, to offer individual traders a five-year lease.

The move would mean traders had security regardless of the outcome of a Woolworths plan to buy a section of the Brickworks land next to the main traders' shed, for a new shopping centre.

As previously reported by the paper, work on the $85 million centre had been expected to start in June, but is now unlikely to start before early next year.

The supermarket giant is yet to confirm it will buy the land from West Torrens Council, and has scaled back its proposal from a Big W and Woolworths and 50 specialty shops, to the two major stores and 30-35 shops.

Nort wrote:Such a shame really, the Brickworks precinct has potential to be something amazing with its location and attractions. With modern shops drawing in foot traffic the markets and attractions like bumper boats and go karts could flourish and draw in a lot of foot traffic.

Brickworks shopping centre hits stumbling block as West Torrens rejects bid for extension of development approval

WEST Torrens Council has rejected a bid by Woolworths for extra time to build a shopping complex at the Brickworks.

The supermarket giant has written to the State Government's Development Assessment Commission seeking an extension to their approval for an $85 million shopping centre, citing tough economic conditions and the "complexity" of the development.

The company has asked to extend the approval until November 2013.

West Torrens Council voted this week to write to the State Government's Planning Department objecting to an extension.

CEO Terry Buss said the council was expecting Woolworths to submit new plans for the development within about three weeks, and he hoped denying an extension would speed up the development.

"(An extension) gives them another 12 months to think what to do," Mr Buss said.

Markets combined with outdoor dining, live entertainment and leisure activities.

A place for unique local traders, artists, and fresh produce (really fresh, not Coles / Woolworths "fresh").

A place to take the family for a nice day out, and buy some things you can't get in the supermarkets.

I really don't think Woolworths are the right people to make this happen!
