With Prospect, Churchill and Main North Roads having recently had their zoning changed to accommodate higher density developments, I thought it was time to have an official thread for developments along these growth corridors.

OK, not exactly, on Main North Road, but it's on North East Road.

Don't think this development has been mentioned before, and I couldn't find a more appropriate thread for it.

Introducing:

Diplomat Apartments
Experience the Diplomat Apartments, the brand new residential development located in Collinswood, one of the most sought after suburbs in Adelaide.

With an emphasis on modern family living, the Diplomat Apartments consist of thirty-eight off the plan luxury apartments over five floors.

Just minutes away from the Adelaide CBD, the Diplomat Apartments are surrounded by some of Adelaide’s most prestigious suburbs such as Walkerville and Medindie Gardens.

Whether you’re a first home buyer, family or investor the Diplomat Apartments will certainly exceed your desires. Situated in the heart of Collinswood, the Diplomat Apartments are in close proximity to local high quality private and public schools, with public transport options nearby for your convenience. Take a stroll to the local parks and reserves or visit the new Walkerville Terrace Shopping Centre and other neighbouring shopping precincts. It’s all about the lifestyle, what more could you want.

Diplomat apartments has been discussed before in the metropolitan developments thread. It was first proposed about 6 months ago.

A DEMOLITION project that began yesterday along a section of Prospect Rd should see the area benefit from a similar economic uplift to the transformation of Rundle St in Adelaide 20 years ago, says a leading South Australian businessman.

Steve Maras, CEO of the Maras Group, expects the construction of a $20 million mixed-use, art deco cinema complex on the site of a row of fading retail shop and factory buildings in the Village Heart of Prospect Rd, to breathe new commercial and cultural life into the suburb just north of the CBD.

More than 300 jobs are likely to be created during and post construction of the 14 screen Palace Nova Cinema complex he said with building expected to begin in July.

The project, which began eight years ago when the Maras Group bought the site for redevelopment, has taken longer than anticipated to reach the action stage said Mr Maras.

“We knew the government was looking to integrate greater heights as part of its 30 year plan to develop arterial roads in inner Adelaide,” he said.

“We spent several years designing a building that would accommodate a range of complementary mixed uses. Early on, we experienced various planning issues and realised that without a relaxing of the building height restrictions that prevailed at the time, the project would not go ahead.”

The change in planning regulations allowing for the four level building gave the green light for

eight boutique screens catering for 25-30 people with a further six larger screens, including one with a 160 person capacity and another catering for 120 customers. The volume of screens will allow for greater film distribution Mr Maras said.

Food and retail outfits will dominate the ground floor with the screens spread across levels one and two and offices across the 1100 sqm top floor. Car parking beneath the complex will allow for 54 vehicles.

“It will be a modern, contemporary building with a 1930s, art deco theme,” said Mr Maras. “The lobby will be stunning, it’s secret for now but will be a wow factor.”

Community support has been fundamental to the project pushing ahead.

“I’ve had 600 letters and emails of support from residents and business owners and the arts and SA film industry,” he said.

Mr Maras said bringing in a respected name was pivotal to the long term evolution of the surrounding area.

“We did the same thing in Rundle St 20 years ago when we brought Palace Nova in. An anchor tenant is good for trade.”

The current demolition work, by Royal Park Salvage, is expected to be completed within a month with May 26 closing date for construction tenders. Adelaide architects TECTVS are behind the design of the complex.

That development at 107 Churchill Road is the worst of the bunch at the moment.
I honestly feel sorry for the people that buy into these.

Look out for a 5 storey apartment proposal at Belford Street that is coming up. That should be a standout and sell pretty quickly imo.

Pistol, what is wrong with 107 Chruchhill Rd in your opinion?
It seems unfair to say it is horrible and not give a single reason for the comment.

I'd say because it addresses the street very poorly. All the apartments face in at each other over the access driveway, with largely blank walls onto the street itself (plus a security fence).

I understand why some apartment/townhouse developments do that along major roads like Port Rd or Anzac Hwy (although don't necessarily agree with it), but that shouldn't be happening on the likes of Churchill Rd - which has become a far more pedestrian friendly streetscape.

If you read the Prospect Strategic Development report, it suggests that Charles Cane Reserve is to be the focal point of an updated Churchill Road as it breaks the monotony of the road providing a green 'oasis'.
107 Churchill should therefore be one of the premier developments along this stretch and all we are left with are townhouses facing each other with a very narrow driveway and no activation at street level - as Nathan said.

The development at Belford Avenue is around the corner from 107 Churchill yet provides street activation (through a cafe) and provides residents with a view over the park and much more useable floorplans.
Check out page 118 of the attached.

Maybe someone smarter than me could cut out image and post as a proposal.

Speaking of which, there are many more proposals for Churchill Rd and Prospect Rd in the Prospect Council DAC agendas that are not on here.

You are right though Bits, I should back up my comments with some form of reasoning otherwise I become just another naysayer.

Exciting times for Prospect!

We now have a vacant commercial lot on the main road surrounded by a cheap colourbond fence.

Feeling more and more like O'Connell North Adelaide every day.
