Some nearby land has been cleared on the Southern side of this development in the past week or two. Looks like it'll be a pretty large area when the shops and carpark are included.

That's a bit premature. The antique shop has moved into the old pizza shop. This move is not permanent. The building which housed the antique shop is now vacant and awaiting demolition.

THIS IS the first look at the $70 million apartment and shopping precinct set to transform the corner of Anzac Hwy and Marion Rd, Plympton.

The modern eight-storey, 100-120 serviced apartment development is planned by the Palmer Group for land adjoining The Highway hotel, previously the Highway Inn.

Features of the project include a ground level supermarket, 20 specialty shops, restaurants, cafes and up to 550 car parks split across two levels.

The development’s second floor would comprise 2000 sqm of office space with the top six floors dedicated to the apartments. The development was given major project status by the State Government in 2007.

Plans for the 20,000sq m site near the Glenelg tramline were submitted to Planning SA last month.

Palmer Group director Martin Palmer said the project would be one of the state’s first transport-oriented developments (TOD) and service the local area.

“It’s going to be imperative over time that Adelaide supports its growth by building housing and other supporting infrastructure and amenities, near major transport nodes.” Mr Palmer said.

“Logically the best sites will probably be the ones that are developed first, such as this one.” Mr Palmer said the project’s retail mix would include restaurants, cafes, bookshops and other outlets to encourage “interaction and activity”.

“We envisage this being a place that at 8pm on a Saturday night people would come down to, not specifically to go to one place to eat but to wander around and interact because there are five places to eat.”

The Palmer Group bought The Highway in 2004 and spent $3 million upgrading the hotel.

Over the following three years, the group bought surrounding properties including four houses, flats and shops, so it would have enough land for the proposed development.

Owen Brown, spokesman for Infrastructure Minister Paul Holloway, said a six-week consultation period, including a public meeting, would begin once Planning SA had reviewed the plans.

West Torrens Mayor John Trainer, who had not seen the plans when contacted last week, said he supported the idea of a TOD in the location but was concerned it would create traffic congestion on Anzac Hwy, Marion and Cross roads.

Mr Palmer said traffic impact studies had been completed in conjunction with the Department of Transport and believed surrounding roads were capable of absorbing extra traffic.

If this render is anything to go by, the Bowden TOD looks sooooo much better.

Surely this will be built next to the tram station and this plethora of carparking is for a park-'n'-ride.

Either that or they're providing parking for the pets as well as the people.

Georgey-boy, the tram stop is a about 400m away from the intersection. I read it as the car parks being inside the building, and since there's 20 shops plus five food places, I expect the majority of the spaces to be for the retailers.

It'd be extremely unrealistic to expect no car parks for 20 retail tenancies. The PT is reasonable in the area, but not that good.

Do I have the location of this building correct?

The article says "Land adjoining the Highway Hotel". The Highway Hotel is on the southwestern corner of the Anzac Hwy - Marion Rd intersection.

I love it!

When is it getting built??? A development like this would help many business in the areas as there will be more foot trafic and would help bring VIBE to the area...

I wan't to see more of these types of developments, and less reliance on cars...

This is not a TOD.

Note that it said "serviced apartments" -- that means hotel rooms.
So this is a hotel with shops and a big car park.

It's not walking like a TOD, nor quaking like a TOD, so it's not a TOD.


It's a nice development though.
Exit on the right in the direction of travel.
