[COM] Re: SWP: 176-186 Morphett Street | 54m | 16lvls | Residentia
I can't imagine erecting a new building on top of an old structure, they would have no idea how it was built.

It wouldn't just be built on existing as is.

John Martins car park was always designed to have the roof top additions.

Mixed use good. Car parking bad.

How is car parking bad in a residential tower? Where do you suggest the hundreds of residents park? In outer space?

In the basement car park they originally planned but asked to remove a week earlier.Dvious wrote:How is car parking bad in a residential tower? Where do you suggest the hundreds of residents park? In outer space?
I'd also suggest that residential buildings in the inner city should limit the number of car parks available, with not all apartments getting one, and instead having a car share scheme for the building (which some developers are doing).

clearly trying to cut costs and increase cashflow.
won't suprise me if this ends up a NRAS/serviced apartment scheme with a few private sales that can't back out.

Read both the previous alterations, you can see where they are taking this. It's gone from one floor of residents' parks, to no parking, to two floors of parking for offices.Dvious wrote:How is car parking bad in a residential tower? A case of twice bitten four times shy? There's already two carparks that have been built recently that started life as "we pwomise to build the office tower aaaafter we build the carpark... honest." We need more car parks in a city that has the highest amount of car parks per capita?

Without the additional car park, simply no customer will buy the apartments.

That's not the issue. This isn't additional residents' parks, it seems to be an increase due to office space.AdelaideGo wrote:Without the additional car park, simply no customer will buy the apartments.

Trust me, the parking are for the resident (all if not mainly).monotonehell wrote:That's not the issue. This isn't additional residents' parks, it seems to be an increase due to office space.AdelaideGo wrote:Without the additional car park, simply no customer will buy the apartments.
If you don't believe me, go to talk to the sales agent about the commercial space, ask if he will allocate any car park to you if you want to buy the commercial space, I bet at most you will only get 2 spaces.
