And it seems it's very hard to please some people on here. Everyone is entitled to their opinion, though I suggest you take a look at the DAC application and see this isn't your typical box. Also there isn't much room for a curvier design or plazas, especially when this is predominantly an office building. Sadly the days of taller slimline office towers are long gone.

What I'm locating forward to is the retail element on both Gawler Place and North Terrace. It will tie in very nicely with the upcoming redevelopment of Gawler Place.

On the money there, crawf. If purchased for development, the white box probably go fairly quickly thanks to the extensive removal of asbestos prior to its sale, it's a pretty prime piece of real estate that will probably be replaced by a hotel development of some kind. The Truscotts car park could either go as one giant site for development or a cluster of smaller scale developments; eIther way, there is no reason why a carpark can't still exist on this site with mixed use built above. As for Southern Cross Arcade, if it were to sell, depending on how ambitious the developer is it could either go entirely and the KWS frontage be taken full advantage of or a simply a minor redevelopment might see the retention of the existing frontage on KWS and build something bigger behind, but entirely agree that it needs to be developed - the hostel above is by far the grottiest in the CBD and the accompanying foodcourt and specialty shops are either tacky or not presented very well (i.e. Cheap as Chips could still exist on the site but look so much cleaner and neater).

Counterpoint: That hostel brings a fair bit of life to the area (the balcony bar there is usually busy) and the foodcourt is great because specifically because it is a cheap food court - it's a great and very lively place for city workers to grab lunch.

An approval may be "quick" but what you don't see/hear is the architects have [probably] been working with the govt architects/planners for the past 12+ months to get it to a stage that they are happy with it so it gets approved when its lodged.

Correct. Im not sure if it is the same while large scale projects but I would assume so. That whilst the planning consent part of development approval is still completely dealt with directly by councils the building consent is usually outsourced to accredited firms who can certify as pre approved making this part of development application streamlined

So, I'm not sure if this really means much but when I went past the old Club 199 today, the interior looked more wrecked than usual almost as if internal demolition works were taking place.

LE Cordon Bleu will move its headquarters into the CBD as part of a $260 million redevelopment of 200 North Terrace, which has been submitted to the Development Assessment Commission.

The project is a joint venture between the culinary school and Adelaide developer Commercial & General. A major resources company is also rumoured to be in the mix as a cornerstone tenant.

The $260 million redevelopment would create 26,000m2 of office and 4000m2 of retail space across 18 storeys, with a targeted 5-star Green Star certification.

Le Cordon Bleu is currently based at Regency Park, but Le Cordon Bleu Australia director Nick Gurner said it was time to come into the city.

“Le Cordon Bleu’s Australian academic headquarters have been based in Adelaide since 1992, so it is fitting that we now look to a new, outstanding facility for our expanding operations,” he said.

“This building and its location will offer first-class platform from which to further grow our business and further contribute to the South Australian economy.”

C&G chief executive Trevor Cooke said the revitalisation of North Terrace, including the $60 million tram extension, was key to the project.

“The State Government’s investment in the extension of the tram line is designed as a stimulus for development along North Terrace, and we’re responding to that,” Mr Cooke said.

“We have taken a careful and methodical approach to the design, and believe this will create the premier workplace, retail and lifestyle address on North Terrace.

“We’re currently negotiating with blue-chip organisations about taking cornerstone tenancies and we’re confident that we will be in a position to start construction early next year.”

Once approved, construction would be complete by mid-2020.

C & G is also planning to develop the Old Royal Adelaide Hospital site with joint venture partner John Holland.

Exclusive negotiations between the Government and the consortium, named last October as the preferred proponents, expired on June 30. The $1 billion proposal includes a luxury hotel, commercial complex and apartments.
