DEVELOPMENT interest in the prime space occupied by Glenside Hospital has gained sudden momentum, with industry talk suggesting a subdivision is planned involving several options from high-rise apartments to a shopping centre and possible film production offices.

The State Government is yet to release its master plan for Glenside and has refused to answer questions about its plans for the hospital's grounds that could include a subdivision for development.

A suggestion that a multi-storey apartment building mirroring the upmarket Air Apartments, on Greenhill Rd, Eastwood for the hospital's corner of Greenhill and Fullarton roads was ignored when put directly to the minister's office.

Industry talk this month also has identified a shopping centre development, involving the Chapley Family, which owns the Foodland shopping centre on nearby Glen Osmond Rd, and the SA Film Corporation relocating to Glenside from Hendon.

Residential development company Urban Construct, which won the government tender to develop the Port Adelaide waterfront, has been identified as a possible developer of high-rise apartments at Glenside.

Urban Construct CEO Todd Brown dismissed this as ``scuttlebutt''.
``The (Glenside redevelopment) is something I'm aware of but nothing has been signed,'' Mr Brown said.

All Frewville Foodland owner Spero Chapley confirmed was that he wanted to develop his shopping centre: ``It has been our goal for a number of years to redevelop the Frewville shopping centre.... we are looking into a number of development options but no planning approval has been given for any development on our site.''

The government announced in February it would overhaul Glenside as the ``centre of specialist mental health services'' but no further details have been forthcoming.
Mental Health Minister Gail Gago has refused repeated requests by the Eastern Courier for a interview.

``We will be releasing details of the Glenside Master Plan in the near future,'' the minister's media adviser Richard Lower said in an email last week.

Deputy Opposition Leader and Bragg MP Vickie Chapman said she was unhappy with the government's refusal to rule out selling any part of the Glenside site.

``They won't say if they're planning to flog off any of the land, which is a concern,'' she said.

``The number one priority should be to keep Glenside for mental health services.''
The Social Inclusion Board's mental health reform report, released last year, called for a massive overhaul of services and buildings at Glenside. The government had promised to provide $43.6 million of funding over five years for 33 of the report's 41 recommendations.

SA Film Corporation spokesman Stefan Glun confirmed the film corp was looking to move but would not comment on a destinatione.

``The relocation is a process we are working through with the State Government, but we are still in the early stages of a fairly complex project.''

The Government hinted some time ago at the possibility of relocating SAFC to the West End as part of that area's revitalisation. I hope that's still the most popular option among the decision-makers, as SAFC would fit in well (especially in or near Light Square). I suppose, though, that Glenside would better allow for studio facilities than a CBD location, but I'd prefer it to be converted into an educational facility (the Government was pondering using it as a campus for the foreign universities they've been trying to attract). More generally, even though residential development wouldn't be the worst thing (rather CBD distracting retail/commercial would be), I hope it's retained for some public use — the location, nature and size of the site would be a shame to pass up.

New housing, hospital, and commercial developments are in the wind for the Glenside Hospital site.

Good to see some forward thinking in that the plan also includes buying land at the Glen Osmond Rd - Fullarton Rd intersection for future widenning.

IN a project worth hundreds of millions of dollars, more than 40 per cent of the Glenside mental hospital will be turned into a housing and retail development.
The State Government today released a comprehensive plan for the site, including a new specialist hospital that will have 129 hospital beds.
The hospital redevelopment alone will cost more than $100 million and is expected to be completed by the end of 2010.
More than 12 hectares along the southern boundary of the 30-hectare site will be sold to developers and turned into a housing, retail and commercial precinct.
Strong competition is expected between developers wanting to buy into the project, which is in the tightly-held inner eastern suburbs just minutes from the city centre.
Premier Mike Rann said the new hospital facilities would bridge the "gap" between community and hospital care for mental health patients.
He said all the money raised by selling parts of the site would be spent on the health system.
Concept plans released today show parklands and wetlands surrounding the hospital buildings, while there would be a "village green" open space area between the housing and retail/commercial elements of the development.
"The development will also include open green spaces surrounding the buildings and an enhanced wetlands area with extensive tree planting," Mr Rann said.
"Parts of the existing 30-hectare site will be sold to incorporate a new mixed residential housing development and retail centre.
"The village-style shopping centre will be developed at the southern end of the site.
"The owners of the existing Frewville Shopping Centre will be given the first opportunity to buy this land to expand the current centre."
Mr Rann said land would be acquired from the existing shopping centre to widen the Glen Osmond Rd and Fullarton Rd intersection in the future.
Mr Rann also said the SA Film Coporation or university facilities could be located at the site.

FOR the second time in a month, Mental Health Minister Gail Gago has failed to front a public meeting on the $100 million redevelopment of Glenside Hospital and its grounds and hear first-hand from the hundreds of people who are most affected nearby residents.

The hostile public meeting was packed with hundreds of residents demanding a greater say on the future of the Glenside Hospital site.

But despite the October 23 meeting being described as a ``public listening post'', locals were told the State Government's plans to sell off almost half the site were ``non-negotiable''.

It is the second of two such meetings where Health Department officials have copped considerable flak from furious residents, unhappy about a number of aspects to the $100 million redevelopment.

In particular they were were angry at the absence again of Minister Gago, who says she will deal with a select and smaller group of community representatives.
Less than a minute into the meeting, heckling began from the crowd.

Host Janet Gould's attempts to open the forum were punctuated by angry calls from the audience for a ``proper public meeting''.

``Under a communist regime, it would probably still be fairer than this,'' resident Margaret Considine remarked.

Another angry local yelled: ``This is not a democratic meeting, this is a gagging.

``I didn't come here for the crap that's going on tonight, I came here to voice my dissent.'' Another resident: ``Give us two microphones, open the floor (to discussion), and everyone will be happy.''

When the crowd was asked to split into small groups to meet with ``independent facilitators'', only about half complied.

The remaining half stayed put in their seats, talking amongst themselves.

Health Department project director Damien Walker told the crowd the five-precinct concept plan was ``non-negotiable''.

Mr Walker then promised an ``open day'' in which ``everyone who has concerns can come and speak to me personally, if that's what it takes''.

Derek Wright, also of the Health Department, said the government ``didn't have $100 million'' and had to sell-off of hospital land to private developers to fund the project, a comment met with jeering from the crowd.

``Whatever we do will never be enough, but we are trying,'' he told the audience.

Aside from how the meeting was organised, other concerns raised at the meeting included:the future of mental health services at Glenside;the economic viability of high density housing planned for the site;preserving Glenside's heritage buildings;future traffic impacts and access;the impact of an expanded Frewville shopping centre; andprotection for 134 significant trees in the hospital grounds.

``Nobody wants that land sold off, especially for private development,'' Dulwich resident Leonore Goldfinch said.

Bragg MP (Lib) Vickie Chapman took the opportunity to address the audience.

``Not one hectare of that land should be sold,'' she said, evoking a standing ovation.

``This is a state icon, let's keep it for everyone in this state.''

That's only while the Libs are in opposition. They're so frigging hypocritical! They sold off more public assets during their last go at running the place than anyone before or since!
