“This concept was hatched by Coffey, and is one that we wholeheartedly endorse”, Managing Director of Axiom, Ben Laurance, said. “Coffey chose us as the developer of this exciting project because of our shared vision and philosophies with how office environments are changing and evolving”, he said. “We are extremely enthusiastic about the concept and what is stands for”, Mr Laurance said.

The project is a visionary, environmentally sustainable development that will spearhead and set new benchmarks for world’s best practice in energy, the environment and working/living concepts. It will be sympathetic to the environment and pay heed to the concept of sustainability by addressing water and energy use, carbon emissions and recycling.

The three hectare site can accommodate in excess of 30,000sq.m. of environmentally sustainable office accommodation, built in a campus style environment. The development will be staged over the next 3 years, with Coffey’s commitment of nearly 80% of the first building anchoring the Stage 1 office. Construction is expected to commence in early 2008. Settlement on the land is not expected to occur until the end of 2007, and the equity required by Axiom for the development will be funded from internal resources.

Additionally, as part of Axiom’s national expansion, the company is pleased to announce the opening of its Adelaide office, and the appointment of Mr Paul Rouvray as General Manager of South Australia and Northern Territory. Mr Rouvray is an experienced property executive with many years experience in the Adelaide market.

Interesting development. What we need now is to add a few apartment blocks, retail shops and other services to a redeveloped Keswick suburban/interstate train station and the place will come alive. And don't forget the close by Keswick Barracks muted development.

This site will be a first-class business centre and so close to the city! Will be a great benefit to the inner west and finally clean up the eye-sore. Can't wait for further details about this site.

extend the tramline past the keswick interstate train station to this development i say. some medium density housing in this area will also make it a more vibrant area. if this happens i might not be so unhappy7 with the location of the kaswick train station

At the entertainment center it says they have waterless urinals. I doubt they have changed any pipes.

Yes. We get a copy of a newspaper called 'Building News' at my work. It is a national paper, SA doesn't often get a mention but there was a fair bit of info on SA this month. One section mentioned this development, I think it was along the lines of the construction contract being awarded and construction commencing.

The Engineering magazine i get every month from my dad's work has all sorts of australian building projects in it and the same thing happens. SA doesn't get mentioned very often (mainly melbourne, sydney), but things like CCT1 and now this project got mentioned.

A $170 MILLION business park to be built in Adelaide will use a "black water" treatment plant and hi-tech design which developers say will slash mains water consumption by 90 per cent a year.

The development is being marketed as the first "water-neutral" business precinct in the nation.
The Worldpark:01 project – a green business concept being tested in Adelaide – will be finished by the middle of 2009.

A key feature of the development, on Richmond Rd, Keswick, is SA's first on-site black water treatment plant.

Black water – waste water contaminated with human waste – will be treated to Class A standards using state-of-the-art technologies.

Developer Axiom Properties state manager Paul Rouvray said black water and grey water treatment plants, rainwater and stormwater collection, waterless urinals and low-flow fixtures and fittings will ensure "not a drop" of water is wasted.

"The development will be 100 per cent water neutral, with no demand on mains water supply," Mr Rouvray said.

He said on-site production of Class A water will be exported from the site and made available to the community.

"This export of water will offset water sourced from the mains, creating a net water balance of zero," he said.

The concept has been welcomed by Water Security Minister Karlene Maywald, who yesterday applauded the development for its innovative water-saving design.

"This type of development helps reduce demand on our water resources, which is particularly important with the unknown quantity that is climate change," she said. "South Australia is a leader in water use efficiency since we are the driest state in the driest continent, so it is fitting that the nation's first water-neutral development is in Adelaide."

The precinct will incorporate three office buildings, yet use just 7500 litres of water a day. A conventional building uses more than 77,000 litres.

Colliers International office leasing director Nick Shinnick said preliminary negotiations were underway with government and private organisations to move into the precinct.
