I really like the look of this proposal, especially if the western facade is just as interesting as the eastern one. If the core is on the southern side (much to the chagrin of Optus workers with existing northern views!) or in the centre, this has the potential to be one of the better developments in the CBD - much nicer-looking than CC1 or CC2.
I do agree that there may be some degree of the 'wall' effect suggested by Will, but in the render the new building appears almost too close to Optus to be accurate. Does anyone know the minimum distance between buildings when an existing one already has windows to that side?
Certainly, this higher-quality development shall spur further proposals along the KWS spine, and that can only be good news.

I don't think there is a minimum. The rule is if the building sits right against a site boundary, It cannot have windows at all (hence ANZ Tower exposed concrete wall on the western side) for fire safety reasons.

This may be a little off topic - but I made a fuss of the chanel 7 news story on this the other night at home and every single member of family said they thought it looked ugly! Obviously riotous arguement ensued and thanks to my S-A knowledge I won But I think they still hate the colours...

one word SENSATIONAL. will definetly complement 400 KWS and possibly the
other office and appartment developments on the southern part of

Love the building. As others have said, pity its so close to Optus though. If this gets built, im so applying for a job at hills, just so I can use that skygarden/balcony thing.
Just curious, how is this gonna get approved when its some 50% over height limit? Because of this, any chance Makris might take legal action, cause im guessing it will reduce the value of his optus building??? (maybe, not sure). Unless Hills go for major project status (which im pretty sure they would get), not too confident of ACC approving this, as sets a bad precedent for that area and their 40m height limits... only time will tell I guess.

AFAIK snorkie, you cannot own views unless you do what Donald Trump did and bought the air above buildings. That's the only way you can guarantee views of the city.

This will get approved, no problems. Too much in it's favour, it has merit not only in design, but also as a catalyst to southern CBD development. Plus it's a head office tower, and the way the ACC has been talking up this fact will see it get approved.
Can't wait for the second law courts building to eventually go ahead, so king william will become a line of towers up to Victoria Square.

It somewhat looks like a 2 tower construction to me, especially the front section facing the north, and I am not too sure if I will like the northern facade. Need more render photos to convince.

Nothing official, but the bare "Park" opposite the law courts on the western side of King William St will eventually house a second law courts building, when an extension is needed.omada wrote:Second Law Courts Building?
