I was walking down Grote St and noticed a model of a building in the old IP's Cafe. It basically looks like they are fitting out this old shop as a sales office for what looks like the five floor jobbie on Gouger at the old BEA Merc location. Looked pretty reasonable from what I could see through the window. Is going to have some serious street presence as it is pretty damn long. Just wished they went higher than five floors. If your in that neck of the woods check it out.

Off topic, but I miss IP's...

Just before I left for Europe last year, Den (the lovely lady who ran it) said that they would be opening a new restaurant on The Parade, but I forget the name of it, and haven't been along there yet to investigate. Anyone know of it?
I think, therefore I tram

I was going through my archive of development and found this development which I seem to have forgotten to share. So apologies for lateness in sharing.

The development was approved back on June 28-2007.

It is for a 8 level residential apartment building at 22-26 Ifould Street.

The developer is the Department of Families & Communitites. The architect is TECTVS.

It is for a 42 unit building comprising a mixture of 1 and 2 bedroom apartments, with none exceeding 75m2 in size. 18 of the apartments will be retained by the Housing Trust, however it is stipulated that only tenants who meet a certain set of criteria will be able to live in them. The rest of the apartments will be sold privately but with special preference given to students and low income earners.
The development is designed as a Transport Orientated Development, thus only 11 carparks are proposed, which will be on the ground floor.

The building will rise to a height of 23m to top of roof and 25m to top of structure.

The building will be constructed out of concrete, glass and aluminium. It is expected that the building will be painted in muted earth tones in respect to the nearby heritage structures.

Cheers Will. I assume you already have seen the 2 or 3 story development right next to the Sports Field that was completed back in 2005 or 2006?

Yes I saw them, when I was looking for a carpark on a recent visit to the German Club. I was actually quite surprised how different the area around the school looks today. However I am quite saddened at the loss of the mighty lemon tree that once graced those lands.

The backyard was pretty derro though, so I'm glad they got rid of that.

Thank you Will. Having a look at Google Maps, I'm not sure where this is exactly. There is an empty block on the north side of the street, but this is the odd numbering. There are no empty blocks on the south side, so I'm to assume something will be demolished?

This is the 116th project on the database.

It is located on the north side of the street. There must be some sort of mix up with the numbering.

Will, you actually did post this last year, though can't remember where you posted it.

However thanks for re-posting it, I completely forgot about this project.

Maybe change title to under construction :)

There is a model of this development in an empty store in front of China Town on Grote st. Looks decent.

The site is all cleared now and when I drove past I could not belive how big the site is. This project is massive. Be great if we could get some pictures. this will transform gouger St in a major way!
