We've got an exclusive for you all this weekend.

Paul Pruszinski from Pruszinski Architects gave us the scoop on a pretty special development at 123 Flinders Street, to be submitted this Monday.

Details are 22 levels , approx 78m in height, mixed use comprising of retail then carparking, then office then some very unique apartments. The site is currently the little brick telstra exchange (to be demolished) and the adjoining open lot carpark.

Here are the renders... pretty radical for Adelaide I must say.

Brilliant!

Cant wait to hear council comment on this one. They'll come out with something like "not keeping in character with the existing streetscape" or similar...

My understanding is that the client wants an "iconic" building, so the drivers for keeping it the way it is are there.

WOW! That looks amazing! :applause:


However, when presented with such proposals I always get very pessimistic, as I can foresee the ACC coming out and saying it is too tall; it doesn't fit in with the 'majestic pyrammid' skyline; it doesn't have enough masonry; it doesn't blend it.... :wallbash:

Wow! that's amazing. I certainly would not want to be the structural engineer who has to do the calculations on that one.

That looks like an architect's dream, and at the same time a structural engineer's worst nightmare! I'm sure AdelaideNow will be on to this one very quickly.

Just quickly, there's a correction that needs to be done on the updated front page to the S-A website. 123 Flinders, not 123 Pulteney. :)

Wow, that's definitely out there. Not your typical Adelaide building.

I think it's great for the area, there's not much heritage buildings in the area (except the former church on the opposite corner) — so it would do a great job of making a fairly drab area of the city far more interesting.

And props to the client (whoever they are). It's refreshing to see someone wanting an exciting building rather than a 'maximise-floorspace-for-as-little-money-as-possible' that is the usual order of the day.

i nearly spat my coffee out at my laptop when i saw that :shock:

when i looked at the title i was expecting to see a plain old glass/concrete box. So this would certainly be a good change from all the other ordinary crap that keeps getting constructed in this city. :D

But we all know by now what happens to decent proposals in this city: approved by state government, council whinges, developers ultimately dumb it down, scale it back, cut the height in half, construct the 1st stage carpark and the rest is forgotten about. Lets hope it doesnt happen again with this proposal.

It's interesting that they are looking to put the car parking above ground. Something we saw back with with Conservatory on Hindmarsh.

At least this means that the development will have to go ahead as a single stage, and not carpark first. I have to wonder though is it really that expensive to put the carpark underground? Or is it something else that is causing this new trend?

It appears that there will be 5 levels of parking, which seems like a waste of prime office space plus never really looks as good due to the ventilation requirements.

How spectacular. I wonder what it'll look like from Hindmarsh Square.

Looks like 4 levels of car park, 4 levels of office and 12 levels of apartments, yeah? Some nice street interaction too. Where's the car park ramp?

So, the money: If it's just 4 levels of office I'd guess not much more than 4,000 sqm of office space looking at the site. Small fish. So apartment sales will make or break the finances I would guess.
