ADELAIDE architects have released staggering plans for a 22-storey residential tower on Flinders St which will cost $120 million and include premium apartments priced at $1.2 million.
The building, titled 123 Flinders, will be Adelaide's tallest residential tower and is designed by Adelaide architecture firm Pruszinski Architects for developers Datong Australia.

Architect Paul Pruszinski said the distinctive and contemporary design was intended to attract residents and investors drawn to ultra-modern inner-city living.

The 75m tall building will also include residential apartments, offices, restaurants and leisure areas.

"123 Flinders is what the next generation of city residents and investors are demanding," Mr Pruszinski said.

"Our research was clear. There is a generation who are keen on city apartment living.

"However, that generation is not keen on the current stock of designs.

"They expect contemporary and innovative design to be at the centre of any building on offer."

The plans have been lodged with Adelaide City Council but will ultimately require approval from the state Development Assessment Commission.

The site is one of the city's largest and lies on one of the CBD's busiest corners Flinders and Pulteney streets - where additional building height is encouraged by planning rules.

Sixty per cent of the residential units will be on buildings corners, allowing for cross-ventilation and increased natural light.

Apartments prices will range from about $300,000 to $1.2 million.

Mr Pruszinski said Project Architect Tom Jarrett came up with a design that "explored the concept of movement, resulting in a rhythmic and sculptural form".

"We want 123 Flinders to be a symbol of Adelaide's progression and to appeal to those who want to experience the city vibrancy as part of their everyday lives," he said.

"The building will enliven the precinct and draw in people and businesses so that the area becomes a must be place in Adelaide."

Other features of the proposed development include a pool, gym, spa, cinema and three roof garden areas on three different levels with living trees and plants.

Different design that's for sure.

I'm amazed at how many Chinese developers have entered the Adelaide market. I think that's up to four now, some with multiple projects?

Notice the renders Howie posted are different to the ones on the developer's website. The newer ones have more balconies and no colour so it looks a lot blander. I hope it's not being dumbed down already. :?

Adelaide need this changes to redefine the Skyline of Adelaide CBD or risk having Adelaide deserted like once glorious Port Adelaide. While we appreciate cultural heritage that Adelaide has, I think we need the creativity and bold architect to create life in this aging city. There wouldn't be many sites around Adelaide to create this iconic building and illustrate Adelaide's ability to change. Let's hope DAC and State Government be smart about this one and do not disappoint Adelaide people.

When is the marketing launch? I am eager to see the final design and reserve my space! Hopefully the developer would offer me Extras when mentioning this first registration of interest. :cheers:

I take back many of the things I said before 2010; particularly my anti-Rann rants. While I still maintain some of said opinions, I feel I could have been less arrogant. I also apologise to people I offended; while knowing I can't fully take much back. :)
