Great render urban. I can see KWS Sth. becoming an impressive introductory boulevard to the CBD.

With good planning and more high rise in the two blocks just south of VSQ (coupled with planes trees) it will leave a marked impression on all who see it. This is a little visionary but I can see it happening not as far away as many would think. If the bldg behind Brecknock occurs as well as the multifunction bldg in the next block (west side) there will be 6 additional high risers eventuate in about a 3 year timespan. I hope thay have cantilever coverage for all the expected users of groundfloor facilities/shops. (like in KWS Nth) :2cents: :2cents: :D :D .

The impact of these developments, assuming they eventuate, can't be overestimated to my mind. I currently live in the SW corner and it's amazing (a) how empty and low the city looks when you look east towards the Adelaide Hills but (b) how big and assuming the Optus tower appears simply because everything else around it is so low. Even the much maligned car park not far up the road on the other side at least adds some scale and density to the area and helps to imagine how good things will look with more buildings on an 'Optus tower' scale in the vicinity. It really will make the square mile start to feel and look like a city rather than just a small part in the northern section.

Just received some info saying that an amended application is likely to be lodged for this building with a reduced height. I am unsure as to how significant this is yet.

Classic! I am guessing this is thanks to ACC, considering the proposal is above the height limit. It is so stupid to have a maximum height limit lower than the Optus Tower in this area. So we start of tall adjacent South Terrace then lower along King William Street and higher past Vic Square. Wtf? So much for a pyramid skyline. Their restrictive height limits have no logic. :wank:

In saying this if it is not thanks to ACC, the height limits are still pathetic as we all know.

The hell? Why would the height be reduced? It's already being built right beside a building of the same height, for crying out loud. Something doesn't compute here.

I don't see why this would be the ACC's fault - I thought they were supporting this proposal? Perhaps there was more space in the building than the developers could find tenants for?

It would be silly if it ended up shorter than Optus. If anything, it should be taller, progressing upwards from the city's edge.

Urban SG I'm pretty sure the height limit is 60m for King William St south so any amendment would be due to the developers. Bare in mind it may only be a few metres as there may be a change in roof structures.

I have my own theory why they are reducing the height of this building. I think that the optus building next door is resposible. The optus building's view of the city will be blocked on the top floors, which is prime valuable office space. If the view is blocked, the value of those floors would go down, hence that's where i think the problem lies and why the owner of the optus building complianed.

No Ben, it is 40 metres as stated in the current Development Plan. Of course considering this proposals energy efficiency, roof top graden etc it should qualify for an exception to this height limit.

Hopefully it is only a minor change as you think and the developers making the change by themselves not thanks to the ACC. A 40m height limit in this area is stupid considering Optus. The height limits were increased to 40 metres in 2006. They were even lower in this area before this!

Changes after fencing off appears to be done - very strange after it was accepted at 60m not long ago. Could someone ...please explain? (to quote a well known individual from Ipswich QLD). Messy organisation.

Hopefully it is only a minor change so that heights remain similar along KWS Sth. and prooduce the 'spine' planned for
in 1975.

Would be good to see a duplicate Optus bldg on the NE corner of Sth Tce and KWS.

As I said in an earlier post, the height restrictions within the Terraces are absurd. King William Street being our premier boulevard should be allowed to sprout tall imposing buildings like St Georges Terrace in Perth. What we are likely to end up with is a strip of insignificant 10 - 15 story buildings that will continue Adelaide's 'flat' look. CBDs look impressive when there are a whole range of heights, styles, masses etc. I also believe that the low rise townhouse style developments will be regretted in years to come, as they occupy valuable inner-city land that should see high rise developments. How can the ACC be serious about City population targets when they continue to approve very low-rise housing.
