[CAN] Enigma 8 & Lester Hotel | 18 & 16 lvl | Office/Retail/Hotel
Half page story + render in todays' Financial Review. $150m complex of two towers for the corner of North Tce and West Tce behind the Newmarket Hotel with the rather lame name of Enigma 8.
18 level tower on North Tce
13 level tower on West Tce
38,000 sqm office
5000 sqm retail including 1600 sqm supermarket
70 hotel rooms
The developer also wants the State to contirbute to a $20m padestrian underpass under North Tce linking to the new RAH.
Can someone please scan it in? Love you long time.

Until something better turns up, here is the thumbnail from their website:

Faaar out. That's a big one for the NW corner of the city!
The 13lvl looks pretty shoddy, but we shall hopefully see some better pictures come through.

I was thinking the 13lvl is the more interesting one. The 18lvl looks like the usual Adelaide glass box (although thankfully, not the usual blue or green glass), but the 13lvl at least shows some interesting angles.[Shuz] wrote:The 13lvl looks pretty shoddy, but we shall hopefully see some better pictures come through.
The Newmarket holds it own on the corner, but the HQ complex part already looks overwhelmed even in the thumbnail.

I wonder if they have any tenants in mind?

Looks alright, a good start to the development of the North-West end of town.

Former Heaven nightclub owner plans $150m office and hotel complex opposite new RAH

ADELAIDE'S "carpark king" and former Heaven nightclub owner Damian Lester has unveiled plans for a $150 million office and hotel development opposite the new Royal Adelaide Hospital site.
The Lester Group's Enigma 8 project would include an 18-storey office tower fronting North Tce, a 13-storey hotel on West Tce, and a supermarket, specialty shops, cafe and private medical suites.
A $20 million pedestrian tunnel beneath North Tce, connecting the development to the hospital, has also been proposed.
Plans have been lodged with the Development Assessment Commission and, if approved, construction would start next year and be completed by the end of 2016.
A roof garden and terrace would offer views of Adelaide Oval from the office tower, which would have 400 carparks.
Mr Lester, a former lord mayoral candidate, said the project would complement the emerging West End health precinct.

"There has been unprecedented government investment in the northwest corner of the city with the new Royal Adelaide Hospital and SAHMRI (South Australian Health and Medical Research Institute), so we're now delivering much-needed private investment to further enhance the region as a modern, world class health precinct," he said.
"This significant private investment represents the final key economic pillar needed to truly revitalise the West End of the CBD."
Project leader Damien Ellis, from planning firm Intro, said the development would be "ideal for visiting health and research professionals, as well as visitors to the Riverbank precinct".
"The commercial office space will primarily target health-related businesses and organisations that want to align more closely with the new Royal Adelaide Hospital and SAHMRI, while some 400 new carparks will service the complex," he said.
Mr Ellis said the Government Architect had approved the concept for the $20 million underpass and state and federal funds were being sought for it.
The underpass idea will also be presented to the City Council in a few weeks.
Mr Ellis said there was demand for the hotel to be built "immediately", while timing for the office tower would depend on securing tenants to win bank finance.
"We are in discussions with a number of parties," he said.
Developing the site, which forms an L-shape wrapping around the Newmarket Hotel, will require demolishing the former Midnight Pharmacy site and the Empire pool hall.
Mr Lester has a colourful history, mostly recently his conviction in April for failing to obey police directions by faking unconsciousness to avoid a breath test.
In 2009, his carpark companies were found guilty of misleading and deceptive conduct for mimicking council fines and were banned from issuing fines for five years.

Both of them look pretty unique-ish actually as they both have architectural elements designed to avoid being the typical Adelaide box. Looks pretty nice as part of the broader development of North Terrace. What a great welcome to the city from the western approach this will help form.

Yes and no. At least the office tower doesn't have a bare western wall. The hotel may be bland, but the angles are interesting. Hope they add more balconies/windows on the western limit. Got to see the whole plan and the other elevations to make an indepth judgement. But as it stands better to have it than not.Matt wrote:So dull.
I do like the idea of the underpass to the hospital. The other thing I like is that the old Newmarket really stands out. What they should do is demolish the nightclub and remodel it. Its present design will not fit in!
Cheers

The glass building i really like. However that hotel is bloody horrid.
[CAN] Re: PRO: Enigma 8 | 18 & 13 lvl | Office/Retail/Hotel
Agree. This is the development I mentioned earlier that I had seen a render of.Mr Smith wrote:Bloody shithouse
However the render I saw was an outstanding looking building, clad in glass and curves. And basically looked like something that would remind you of the amazing towers going up across Asia.
These renders look like shit.
In such a prominent location as that, they surely can do better.
[CAN] Re: PRO: Enigma 8 | 18 & 13 lvl | Office/Retail/Hotel
The hotel Looks similar to the Hilton - thats not a complement but the Office is not bad. Anyway these are unlikely to be final renders. I don't see Adelaide having a need for 38,000sqm of office space anytime soon eithier.
