I think its a good compromise. You can put an office anywhere in the cbd. This way lang gets his building, government get their carpark, and festival plaza on top will be open to further development. Win-win for all.

Knock down the kindergarten on the corner of Nth Tce and King Wm st. It is out of context with all the other buildings in the area. The kindegarten can be resited to one of the over priced leased buildings in the City the government have under utilised at the moment. Maybe they can use Conlons old office with its half million dollar reno!
That valuable location should be sold to fund the state defecit,, or at least fund more political adverts on TV!
Exit on the right in the direction of travel.

For that location, I'm hoping that's very much a concept render to show bulk and scaling. Last thing you'd want there is the poster child for uninspiring glass boxes.

A hotel would be ok, on condition the ground (and maybe first) floors are integrated & activated with the broader riverbank precinct in mind - not just accommodating hotel guests.
Did someone say rooftop bar? yes please. I've been in Bangkok for work a few times recently - their rooftop bars are amazing! We need this.

Walker's won the tender as the developer, so it's not your usual tender package concept drawing from an owner as to what could be built on their land. Sure, if it's let as a design and construct project, the design will change to a degree, but there's a real possibility that this is along the lines of what we'll end up with.

Don't agree with this proposal. It'll cast a shadow over the whole area, and it just further clutters a poorly designed precinct. If SA was rolling in $, I'd have advocate flattening all non-heritage buildings along the strip and starting again. But seeing as that is not realistic with our current limitation of finance, I feel we need to make the best decisions to improve the area. If Walker wants a hotel in the precinct under his ownership, I'd strongly endorse him purchasing the Inter-Continental building undertaking a complete revamp; but the plaza should be an open area with a bars and restaurants, and entertainment precinct.

If it's an ordinary and short glass box as shown then I am opposed to it, for such a prestigious location and being the most visible part of the skyline, anything being constructed here must be of a very high standard. Something like a curved and architecturally unique glass tower of a height at least greater than that of the Westpac House, it should also be lit up with coloured LED lighting at night, and if it's a hotel, should operated by one of the worlds best: Four-Seasons, Ritz-Carlton, Hyatt etc.. I also expect some good design at ground level fronting the festival plaza and the train station, hopefully plenty of retail/food/bar/gallery spaces.
A landmark site, deserves a landmark building, not another boring box.

Well, if they're your expectations; I think you'll be very disappointed. If this goes ahead, I'm hoping for an L shaped building that combines the two, rather than two separate buildings... ie: a two storey podium with bars/restaurants along one side, hotel foyer on the other, then the remainder of the hotel above.
Completely in favour of this, providing it does in fact end up where The Tiser indicates they want to put it, which is that ghastly service road between the casino/station and Parliament House.
Without any buildings whatsoever in the direct vicinity of the square itself, there will continue to be little reason to utilise the plaza, regardless of whether or not it's given a makeover. If there's no reason to be there, people won't bother with it.
Restaurants/bars down one strip will help bring day/night activity, the potential hotel (and the casino extension) will help bring people traffic. An outdoor bar on the Festival Centre side would be another idea.

However, i don't think it needs to be as tall as Westpac House. Even a building about 100m (25-27 storeys) tall will stand out in that area, in a similar way that the Intercontinental appears tall when viewed from the typical Adelaide "postcard" view, simply because it is in the foreground and the remainder of the CBD is in the background.
Totally agree that ground level areas need to relate well to the public space of the plaza, and rooftop restaurant and bar would be a sexy addition for Adelaide. I'd also like to a see a public observation deck up on the top levels too, perhaps linked to a more casual restaurant/cafe.
I think that the hotel tower needs to appear quite slim when viewed from the Torrens (northern side) and also from the city (south), so as not to appear too bulky. Hence a curved elliptical shape would work quite well in my opinion.
Let's not waste the opportunity to create something really special!

I support building something on the plot behind Old Parliament House, and am amenable to something along the backside of Parliament House, but I just can't see a positive in any building above 10-12 storeys. Moreover, I sort of feel that with the Intercontinental and the planned casino hotel, the riverbank's meeting that demand sufficiently. Anyway, the location cheek-by-jowl with parliament to me demands the building's use be civic in nature.

Would be a shame to block the rear of Parliament House, as it's a well built stately building.
