There's a young couple I'm friends with who had a combined income of $200kpa pre-tax and they couldn't afford to buy in the CBD 2 years ago, let alone now

There’s apartments going for $400k and 2 bed 2 bath for $550k so not sure what they were applying for a penthouse maybe?

Whether a particular couple "can afford" a particular property depends on a lot of things other than just the raw numbers of the capital cost of the property and their gross incomes.

I thought these might be of interest, taken yesterday from the River Torrens showing the latest skyline:
I'm still amazed by how much the look and feel of walking or running along the Torrens has changed. It now feels like a medium-sized city rather than a small provincial one.

It's a bit risky.
I'm all for Council wanting to be proactive to increase the population in the city.
But it has to be affordable. People will not buy apartments or rent them otherwise. There's no point in redeveloping sites if the average apartment is going to be $500k. If they're like $300k (3-4x the average salary) you'll see flocks of people moving into the city.
Housing affordability is a serious problem in this country. Otherwise these sorts of solutions (as well intended as they are) are doomed to fail if the price point is not appropriate.

Office or residential would be a waste of that location. A cultural use would be ideal, something that attracts a lot of foot traffic and can connect Rundle Mall with Rundle St. Concert Hall is good, or even an alternate plan for Adelaide Contemporary?
