Should be ok, street frontage 3 sides. Commercial buildings on the 4th side already fully occupying the block. Naff all shadowing concerns.wilkiebarkid wrote:The ACC will impose their usual height, bulk, shadowing, etc judgments on this, because they can.

Opportunity is missed by most people because it is dressed in overalls and looks like work.

If anyone wants to know what is behind the scaffolding on that building site in Coglin Street, and wants a laugh, go and have a look. The existing building was increased from 2 levels to about 5, and the scaffolding is off and wow - 1960s Birmingham eat your heart out. This is so bad, that its remotely cool

As indicated in the Sofitel thread, I thought I'd make an official post, about this project.
Australian Fashion Labels will redevelop the heritage listed Kelvin House at 233 North Terrace in an $11 million redevelopment, which will involve the addition of an additional 2 levels, and which will increase the height of the building to 34m.

Australian Fashion Labels brands are actually doing really well internationally, so it makes sense that they chose a high profile building (the interior of which will be refurbished in a New York-style). They also plan to open two flagship boutiques on the ground level, which is in keeping with the high-end ambition for North Terrace (aspirational Champs-Élysées). They're an Adelaide success story -- more power to 'em!

If you remember 4 - 5 years ago Sandy proposed a similar but shorter version of this as his answer to the Le Cornu site. This would have been within the ACC's approval authority.

The building in Coglin Street was not added to, but the 2 story building was demolished and a new 5 story building built on the site.

Grant Thornton to move into new state HQ building on Frome St

A BRAND new office complex in Adelaide’s CBD is to be home to an international professional services firm for at least the next 10 years.
The decade long deal will see Grant Thornton move from its outer metropolitan base along Greenhill Rd into Emmett Group’s landmark 170 Frome Street development.
Grant Thornton will has struck a lease agreement to occupy more than a third of the office space within the near 3,900 sqm East End building following a deal negotiated by commercial sales agents CBRE director Andrew Bahr.
“We are pleased to be a part of the continued evolution of the Adelaide CBD, providing our people with state-of-the-art facilities and a collaborative workspace as we focus on the growth and financial success of our clients,” said Grant Thornton’s Adelaide managing partner Dean Marsh.
The building is at the intersection of Frome Street and Flinders due for completion by December 2016.
The building is being developed by privately owned property development and construction company Emmett Property which has an extensive portfolio of commercial developments throughout the Adelaide CBD and beyond.
“We set out to attract fringe CBD occupiers and it is satisfying when your vision becomes reality. The convenient location and quality of the offering helped secure such a strong tenant,” said Emmett Group director Nick Emmett.
The four-storey Frome Street building has a total let-able area of circa 3,900sqm and comprises two floors of office space, ground floor retail and first floor parking for 44 cars.
It will include the latest in design and environmental features in addition to large open floors, excellent natural light and on-site parking.
CBRE’s Mr Bahr said there was strong interest in the remaining space with tenancies from 460sqm to 1,473sqm still available.
Its location on Frome Street — a key north-south pathway, providing fantastic staff amenity and access to public transport — was a huge selling point he said.
“The Grant Thornton commitment is an extremely positive sign for the Adelaide market, which highlights the current tenant focus on securing the highest quality of office accommodation,” Mr Bahr said.
“We’re finding that flight to quality is more prevalent than ever before, with office space seen as a key consideration in the attraction and retention of staff.”
