I think land/housing affordability will be the biggest issue esp. for future generations of first homebuyers. Even with stage 1 of new developments some one hour from Adelaide, fully complete house and land packages are around the $500k and land around $500sqm. So what will prices be for later stage...

If the Crows HQs moves to Bowden (vs Thebarton) a new tram extension/stop down Port Rd (between say Chief St and Milner St) could service this and also Hindmarsh stadium.
I would also like one more tram stop to AO but I have read that just the bridge would first need $50m spent for this to occur.

With the current tenants on the ground floor (HJs, OTR etc), I would expect they would have many years to go on their leases. If this is the case the ACC would have to consider the potentially big payouts to terminate them prior.

I can’t see any trees or shade and not sure why hasn’t there been more money/ effort on landscaping. Could be a concrete heat bowl in summer and cold & desolate in winter.

For what it’s worth, Charter Hall (the developer here) do own the Brickworks shopping centre anchored by Woolies... but they also own the massive new Metcash (IGA, Foodland etc) distribution centre at Gepps Cross.

I am also guessing for another say $200m they could totally re-juvenate and increase the capacity of the existing entertainment centre to achieve the 15,000 capacity of this $700m proposal. The proposal is for an underground tunnel to connect the two. Aesthetically building over the railway lines makes sense however I am guessing the engineering costs to cantilever it over and sound proof it from the noise/movement below would add significantly/prohibitively to the cost. I think the Entertainment centre site was mentioned as a possible shopping centre site. Could they even re-purpose/use the existing shell for say a Costco?! lol. I think there is existing underground parking which could stay. Not sure how feasible it would be though. Thoughts?
