A PENTHOUSE in Adelaide's soon-to-be tallest residential tower has sold for a whopping $3.7 million, and it hasn't even been built.
An Adelaide investor paid the off-the-plan sum for the three-storey, three-bedroom penthouse in the 110m The Spire tower on Bentham St, city.

It is the third-highest price for an apartment in Adelaide, behind the $3.9m paid for a penthouse in the Air Apartments on Greenhill Road in February this year.

It has been reported that two penthouses in the Place on Brougham development sold for $3.8m each in May 2005.

But what this homeowner has bought will tower above it.

The three-bedroom penthouse will offer unparalleled views from Glenelg to the Adelaide Botanic Gardens. The Sunday Mail has been given exclusive access to images of the penthouse and a fly-through of the $80 million apartment building to be built in the heart of the CBD.

The Spire will become Adelaide's tallest residential building when completed in 2010, and one of the city's tallest.

Adelaide's tallest, Westpac House, is 132m.

The $80 million 32-storey building will feature 108 apartments, ranging in price from $299,000 for a one-bedroom design to $3.7m for the penthouse.

A day-spa on the 11th floor will be available for both residents and the public, with the first 10 floors comprising car-parking.

Spire Living marketing manager Al Bhanji said there had been more than 1500 expressions of interest in the project which will go on public release this month.

"In terms of what is in the local market we think it will be a cut above the rest," he said.

"It is going to be an icon for Adelaide's skyline and its history."

He likened The Spire to becoming Adelaide's symbolic apartment building, similar to Melbourne's Eureka Tower.

He said the position next to News Limited's Adelaide headquarters and the $600 million City Central business precinct was behind the decision to build the tower. "You couldn't pick a better position," he said.

`'If you are going to invest money you want to put it in a site where someone else is spending $600m."

The building has been designed by Melbourne-based architects Rothe Lowman. Mr Bhanji said construction was expected to start in the middle of 2008.

The project is being backed by interstate and local investors.

Not happy to see that green glass, but with Spire now going to be 110m high is fantastic news and is really going to make a well needed impact on the skyline.

I like the new colours better, but don't like the the filled in blades, greater amount of concrete on the western facade or the podium compared to the initial design. Still, it's a really high standard building in context of modern Australian resi towers, so can't complain too much.

Good to see it is still fairly similar to the original design. That penthouse picture on the AdelaideNow site looks amazing. Can you imagine that as your home, wishful thinking :D The day I actually see construction on this one is when I will be happy. There has been so much hype with no results thus far. With Adelaide's booming residential market this project should sell well and hopefully construction does go ahead as planned next year. It will have a big impact on the skyline and given it is so slender it will appear even taller. I would like to see some perspectives from the south and east too, hopefully not too many blank walls there.

The development has planning approval for 98m. I'm happy that it will now be 110m, but before we get all excited, just remember that the developers have to lodge a new development application to the council. If you have planning approval for 98m, you cannot just add another 12m without the council approving it first. I am also dissapointed that the blades have been removed, it removes the best feature of the building turining it into another bland design.

Wow. Well, you know what they say - no news is good news, and because we hadn't heard about it in ages its all good. So yay!

Someone might need to edit title thread. Its approved at 98m, but DA pending on 110m.

They say construction starts middle of next year, but given the track record i would say end of 2008 even start 2009.

Tall and slender - dark not bland white and less 'commie' in appearance - great for Adelaide's skyline. We have one a little like it in Bribane - it's circular, small diameter and tall - proportions are like a smoke standing on end.Spire will have similar aesthetic effect.

Like others said, I am disappointed by the filled in blades, but I am pleased at the 110m. $299000 is cheap by eastern seaboard standards - get in now before the boom hits. Heard recently on the news in Brisbane - "SA will be the next boom state" AND someone (of the general public in Brisbane) saying to me 'Adelaide has a lot happening there lately' - how about that - the perception IS changing :D :D :!: :!:

There is nothing to indicate this wiull not be built, given the move to inner city living and the student influx. The delay is frustrating to say the least however.

Thank goodness the western skyline will have some more windows, rather than lift cores.

Not a fan of the lttle square windows, and what a shame about the filling-on of the roof blades. Still, it's great to see this building back in the news.
