Yep. There is certainly an irony that 51 Pirie Street had its heritage protection removed because the 80s additions supposedly butchered it, but then the same planning commission turns around and allows this. Baffling.

So I spoke with someone from Synergy at work today, apparently the reason for the extensive gutting of this building is not asbestos (although they still have removed quite a bit) but rather that all the framework of the original building was termite ridden and structurally unstable. So all that will be left of this will be the facade (which we already know), and apparently the workmen on site are just glad to be able to save that much (I got the vibe that a lot of the Synergy workmen are softies for heritage preservation).

The development approval always involved the demolition of the internal structure. It only required that the floors and ceilings be rebuilt at the same level and reuse the original timber floorboards and ceiling where possible. The original cast-iron columns were of high heritage priority, from memory. More sympathetically, the vehicle access cut through the façade decades ago is to be removed and the original windows restored.

Oh that's frustrating. Higher quality image but still poor quality render. It remains unclear what the materials actually look like.

Two things worth noting, however. First, they've persisted in depicting it with a sort of sandstone shade, so hopefully that's a commitment to not use raw concrete like Dwell. Secondly, if those fins are of a similar metallic reflectivity and quality to that used at Adelaide Oval, it could actually end up looking fairly impressive.

Reminds me of a recently completed building on Elizabeth Street in Melbourne. TBH I don't mind it but I will wait until I see the building in person.

This will still be better than Dwell. As you said SRW if the fins are metallic it will be a winner. I suspect they won't be precast concrete panels like those prevalent in the Brutalist period.
