The term "shoebox" is very generous. Lots of other words come to mind when I see that thing.

I'm pretty sure Samaras sold Dwell well before it was finished, I think to a super fund etc. That's the thing with these deals, its all based on price/yield and number crunching while the aesthetics don't play a part [obviously]. Its actually in the developers [and buyers] interest to minimise all costs to make the deal work/more attractive.

This may have been said already: I reckon the reason for the huge core is because there's two of them, one for the hotel and one for the apartments. When the hotel section is done the apartment's core will continue up by itself.

Yes I agree, the podium is so large it dominates the area/views and it will have to be topnotch finishing to pull it off.

Agreed. In-fact, I'd love to have see it demolished and simply turned into a pedestrian walkway, opening up Tavistock Lane more. Then there might even be some opportunities to convert some of the ground level space of the carpark into tenancies (similar to what they've done with the Frome Street carpark.
