They should just build all student accommodation on one city block away from prime locations. Like PeFe said if these buildings can't be converted to proper apartments at a later stage should things change, they will be an ugly sight! Hopefully Hines is much smarter than the others. My :2cents:

Cheers

The worry is that this tower, although 36 levels in heights is less than $10m in cost and going to the council rather than the DAC. Does not suggest an ornate design.

Lets see if the ACC concern about architectural merit is exhibited when the renders of this building are shown.

The council doesnt get to have a say about building proposals anymore. So I'm not too sure what you are talking about.

I wouldn't worry about that, I believe that $10m piece on the DA indicates it falls above the threshold and will be reviewed by the DAC. There is absolutely no way a 36 level tower can be built for less than $10m.

Yes the application is asssed by DAC as it exceeds $10m. I don’t think even in China could they build a 36 level building for that price.

Not sure if I've missed something here but google maps shows 29 Twin St as the Gays Arcade building. Is this proposal to demolish Gays Arcade or build it on the carpark site directly behind the Ibis?

It’s for the land behind Ibis and is the main reason the Jade Monkey was demolished rather than just for access to build Ibis.

With heritage listed properties on the north and west bounderies, street facing on the east and a new tower to it's south there should be no excuse for blank walls on this. I just hope it doesn't take design cues from the nearby Dwell development.

New tower on a joining block wouldn't change anything would it? A building should take into account how neighbouring blocks could be used in decades to come.

I guess we can't expect it to be beautiful but the location probably means that it won't be a blight on the skyline.

How can you make that assertion already?
