This is the building in question. Even if spruced up, I don’t think it’s all that appealing.

I think it has merit as an example of that later art deco style. It's not a common style.

You think so? A spruce up would improve it for sure. Would be nice if they incorporated it into the final design.

This development is in such a prime location it should be more prominent. Perhaps keep the 14-15 levels of office space but also incorporate a further 10 or so floors of mixed use. I know it is wishful thinking but the location deserves better.

So long as they don't do what Makris did with City X where he kept a heritage facade but then hit most of it behind cladding, leaving only a small section of the top visible.

Totally agree. Basically a piece of shit building that should have been erased from KW st years ago.

Agree with Ho Really and others, this site deserves a tall and iconic building rather than yet another blocky mid rise.

I reckon if you knock down the two buildings either side of the Sands & McDougal, take down the crap behind it and fix the facade up, it could be integrated into a development, tall or not. That facade design is far from being a piece of shit, but that's just my 2 cents.

Renovate the outside and if paint it white, with black window-seal trims and I think it would work.

I wouldn’t be too heartbroken if it did go though.
